Great location
Very nice and clean. Location was very convenient to walk, especially if you can handle hills. The directions to get in may seem a little daunting. But it is quite easy.

The location of the flat was excellent, really close to everywhere at the Fringe. The flat overall was rather tired and in need of some attention to its overall presentation. The main bathroom had no shower facilites, not even a hand held shower and the door did not close easily. The space around the bed in the second bedroom was very limited so I kept banging my leg on the bedframe. The ensuite in the main bedroom smelt badly of damp.

We were very excited about this property when we booked it as it was in the perfect location and we were surprised to find this booking given the proximity to the Edinburgh Fringe Festival. However, we could not have been more disappointed. It is clear that the property photos are old (clearly taken when the property had been newly refurbished). There was rubbish left under the sofa and the carpets looked extremely dirty. This could all have been forgiven, had it not been for the obvious issues with damp in the property- there was mould in one of the bedrooms and the smell of damp in the en-suite was awful. The property owner has tried to solve this issue using only moisture absorbers. For the amount we paid for this property, it was very disappointing. Also, be aware that you are not provided with a fob for the garage. Instead a member of your party will have to go through the front door and open the garage from the inside. Would not stay here again.

Great location for seeing the sites!
Excellent for walking to Royal Mile! Easy, close access to Arthur’s Seat trails and Holyrood Palace. Tesco grocery store is conveniently right around the corner. We were very comfortable with 3 people… 2 bathrooms and washer/dryer are a plus!

Great Location but very basic
The location is fantastic. You are just a short walk from all the main sights in the city. There is a small grocery shop next door which is nice to grab some food for the apartment. We didn’t have a car so just walked everywhere and then rented a car from the train station which is also only a 10 minute walk. The apartment is very basic, old and aged but tastes old town for you in general. The apartment could be cleaned better for sure. There is some street noise we heard in the night but we also had the windows open. The key is across the street and could be described better. The only saving thing that helped was that the description said the lockbox was on the far left of the row of 50 lockboxes. One last thing, the communication was lacking with the host. Several times we waited over a week to get a reply, and during the stay we got no reply at all. For a few nights this place is nice, but not for a longer stay.

Great location!
We loved our stay at this apartment while in Edinburgh for 2 nights. I asked the host if we were able to check in early or drop off our bags as we arrived in Edinburgh before our check in time. The host graciously allowed us to check in early and we were able to get into the apartment around 30-45 minutes early. The place is clean and spacious. We appreciated the laundry facilities as we were towards the end of our trip and needed to do laundry. The location is fantastic and the restaurant across the street was phenomenal. My only suggestion is to adjust or replace the bed in the secondary bedroom as it was a little uneven/crooked and made it slightly uncomfortable. Otherwise all was great, thank you!

Wonderful stay at Holyrood!
The apartment is a perfect home away from home. It is safe, quiet and really spacious by European standards. I was traveling with my young adult son and we had plenty of room to spread out. It is fully equipped with necessities and is close to everything. We walked everywhere we went, but there is convenient transportation nearby. I will definitely plan my next trip to Edinburgh around the availability of this sweet, sweet apartment!

We had a 6 night booking. Instructions to check in were very clear. Location was great, and private parking was a great benefit. However, we found mold in the shower (also noted in other reviews), the second bathroom did not have a hot tub but a bathtub with no shower attachments so we all had to shower in one bathroom. Also the oven did not work, and I could not get instructions on how to use even after sending photos and emails. It would not have mattered had we booked a short stay but we were there for 6 nights. The communication was poor.

This is in a truly great location. You can walk to most if not all of the top 10 things to see/do witin Edinburgh. We walked everywhere. We stayed 3 nights. The beds are comfortable, the property manager was great and the cleaners werd kind and helpful. This is a bit dated and the furnishings/decor are not high quality but its clean and comfortable.

The unit was more than adequate for the 3 of us. It truly was a bonus to have a second bathroom and W/D. We were within walking distance to all the things we wanted to do. Having the Traci around the corner was used daily for small things and breakfast items. When you first arrive filling the host’s directions for entry was well explained however look left to the iron fence when facing the door. The host promptly answered a question we had which was good. Again great location and good size with everything you would need for a few days

The flat was in a very convenient location for all of our exploring needs. There was no communication with owner except for 1 email a few days prior that gave instructions to find keys that said to check photos for location of lock box. No photos were sent but we were able to find keys with instructions provided. Beds were a bit uncomfortable, nothing that a memory foam pad couldn't fix. Area was safe. Would recommend to others.

The apartment was perfect for 3 adults. The space was clean and had all the amenities we needed. The location couldn’t have been better. We visited during Hogmanay and it was walking distance to everything but far enough away so there were no crowds or noise from the celebration around the apartment.
