THE CONDO
This is an 800 square foot fully-furnished 1 bedroom condo with a deluxe office and a nice riverfront view overlooking Belle Isle and the Detroit Yacht Club. This suite is perfect for work-from-home professionals and the building even features a rooftop "penthouse" meeting area that is perfect for meeting with clients. This well-maintained building is located in the Gold Coast neighborhood along the river and it's approximately 5-10 minutes east of downtown Detroit. We have many people interested but we've decided to extend our application period while we get the unit ready for the next tenant. This will be for a 12-month lease (then month-to-month).

* Q: Where is the condo located?
* A: The Shoreline East Condominiums are located at 8200 E Jefferson Avenue. Detroit, MI 48214
* Q: How much is the rent?
* A: $1395/ month for 12- months minimum and $1,495/ month for 6 months minimum. After that, rental contract is on a month to month basis until renter/ landlord gives a 30-day notice.
* Q: What’s included in the rent?
* A: Rent includes all association fees, water, heat, garbage, parking, 24/7 gated parking with security guard, etc. Not included are electricity (DTE Energy) and TV/ Internet (Comcast).
* Q: How big is the unit?
* A: 800 Sq. Ft
* Q: How does the application process work?
* A: There are 2 steps in the process. First we will show you the unit and if everything works out we will provide you with a lease agreement. After you submit the lease agreement we will review your documents and details. After review if we decide to proceed with the lease we will send your lease agreement to Shoreline East for processing. This step takes around 1 week and requires a $50 processing fee.
* Q: How much is needed to move in?
* A: To move-in we require 1 month refundable security deposit and first months rent.
* Are there any other fees?
* Only other requirement is that you carry renters insurance. This is usually very inexpensive - around $20-$30 per month. There is also a fee charged by the building if you have pets. Please inquire for details if applicable.
Before we proceed with scheduling a viewing we will need some more information from you. Specifically please provide answers to the following questions:
1. Do you have a criminal record? We will be performing a background check on all renters prior to accepting a new lease agreement.
2. What is your current personal annual income? We require renters to earn 40x the monthly rent. We will need proof of income as part of the application process.
