"Good hotel and a nice clean room. The bathroom however is very small with a shower cubicle only suitable for a child. The air condition was already set to heating only despite being in early October and the room was boiling. TV needs binoculars to be able to watch anything - no larger than a laptop! Staff were very helpful, quickly responding to all requests, and breakfast is satisfactory."

"I couldn’t find the place. The address is not actually where they are and they give no information as to where they moved to."

"We only stayed overnight before catching a plane. Would not recommend for a lengthy stay. The hotel was in a strange, out of the way location and had no “ atmosphere “. Was perfect for our purpose. Breakfast was well presented and staff were excellent! "

"Wonderful boutique B&B. We came across it by chance looking for a place near to both Saturnia Spa and Lake Bolsena - both of which are must-do destinations in this part of Italy. The small walled town of Farnese is a real delight - narrow cobbled streets, friendly locals, and reasonable prices in the local bars. Our room was very clean and classy, and BXT great too. Highly recommended. "

"The property is in a rural location offering seclusion, peace and quiet amongst absolutely stunning surroundings of tree-lined hills. The property consists of two buildings, each with two bedrooms. The main building is very spacious and offers a large, open-plan kitchen, dining-room, living room area complete with TV and table-football table.
