Description and House Rules Below:
CANCELLATION POLICY IS AS DESCRIBED. READ CAREFULLY.
The Barn is a wonderfully contemporary rustic barn-style home. It is on a cul-de-sac, a very private 2.5 acres, and is a perfect place for golfers, balloonists, birders, bikers, hikers, tourists, and more.

Enjoy a combined rustic and urban experience in pristine air --town population 10,000. Swimming pool, garden area, firepit, circle driveway, convenience (maybe 5 minutes to local markets and shops).

Minutes from five different wineries as well as Sedona, Jerome, Dead Horse Park, Tuzigoot Ruins, Sycamore Canyon, Oak Creek, Verde River, Montezuma’s Castle, Camp Verde, The Clarkdale-Perkinsville train run, and the Cliff Castle Casino. Three hours from the Grand Canyon as well as Sky Harbor Airport.

The Barn is one mile from the charming Old Town district, but you won't have to leave the property in order to relax and watch the wildlife such as javelina, quail, coyote, roadrunners, and hear and see horses and peacocks. Swim in the pool in the warmer seasons. Sit by the firepit outside (gas grill on front patio) with veranda dining or sit by the cozy wood stove inside. All modern amenities with stainless steel appliances and butcher block counter tops.

See fantastic views of Mingus Mountain, the distant Mogollon, (and on a crystal clear day, majestic buttes and mesas are visible for miles.) Inside the double storied Barn, you’ll find a Hi Def TV hooked up to cable, free WiFi, a full kitchen and laundry, air and heat, and a wood burning stove, games, maps, brochures--everything but food!

The two bedrooms plus a loft sleeps seven comfortably-eight possible, and a blow up mattress is available for more. The master bedroom can double as family room with portable screen dividers for privacy. The bedrooms have closets and drawer space, and the loft has king bed with storage and wardrobe clothing valet.

On 2.5 view acres. Gigantic private patios both front and back. Back yard is shady and securely fenced, (so is the pool) so that kids and dogs and in-laws are safe and contained.
PLEASE READ THOROUGHLY AND PRINT THESE INSTRUCTIONS.TAKE THEM WITH YOU TO THE BARN.
Before you use the fire pit, you must check for fire restrictions:
When using the fire pit, make sure hose is functional at pit--is connected properly to pool side house spigot. Test it, please.
Yavapai county is very serious about open fires .
Pool light--dimmer switch on back patio beside sliding glass door.

Please roll the garbage and recyclables out Tuesday night or before if leaving Sun/Mon. Taylor Waste comes way before dawn on Wednesdays. They charge extra to come back out if it isn't out there.

Guests , children and or playful dogs can get gravel, glass, cinder rocks or crayons (yes, it happened) into the pool. Those items are dangerous and will damage vacuum and pump--repairs at guests' expense.

Our key concerns are that you enjoy your stay and that our neighbors are considered respectfully regarding noise, parking, road courtesy, fire pit use and safety, etc. The baby grand is for pianists only--not children. Also, please do not rearrange furniture outside or in. If patio furniture is moved, please put it back in original positions before leaving. Do not leave lounge chairs in the sun or out overnight.
Please try to launder ALL linens and ALL towels before departure; leave folded on dining room table. There are clothes lines in back if needed. Trash and recyclables are to be rolled down to "curb" so that housekeeping does not charge additional fee.
The pool is serviced weekly but, when the wind blows, debris can appear quickly on the surface and in the strainer basket. Feel free to skim the surface when needed and to empty the basket. BUT, never remove the pool vacuum. That could damage the pump.
Important note: Just in case there should be a pipe break or water leak (that has not happened but it's a good thing to know), the main switch to turn everything off, including the well pump marked "well pump" is in the breaker box outside on right side of barn exterior wall. There is a pressure tank in the small back porch enclosure that has a valve handle to turn off water going into the house. Again, hasn't happened but good to know.
A set of starter paper supplies is provided. Towels and linens provided. Propane and small bundles of wood can be purchased at the Chevron down the street on Fir- Street. We do not keep condiments other than salt and pepper on site.

Nice location
The barn has potential to be a great vacation spot. However, it was not cleaned properly prior to our stay. For example, there were food crumbs on the floor in the living room. Even though the pool was cleaned during our stay, it was only surface cleaned. Even immediately after the cleaner left, there was debris all over the pool bottom.

Great stay
The barn was a great stay, secluded but close to everything. Only one small issue came up and it was resolved after prompt responses from Mary. Would definitely recommend to anyone and will try to book here again if we ever come back.

Family vacation
Family vacation, first time in Arizona. We, family of 5 adults, spent the week in the barn. The barn was large, open and clean. We loved the pool and spent hours out there. Also really enjoyed both covered porches. I read the reviews and felt like most were accurate but some people like to nitpick the small stuff. The only issue we had was with the evaporative cooling system. Wasn’t working well when we got there. Was eventually fixed and the system kept the house comfortable after that. This was my first time in the desert southwest. Boy are the insects and spiders HUGE here.

Great place for all of us. Communications was easy, direct and efficient. Even in the heat of Arizona we kept cool! Girls enjoyed the pool and the largest bedroom where they could all be together. Well furnished for everything we needed. Thanks for a great vacation.

The Barn
The Barn is in the perfect location. It is just a short five minute drive to old Town Cottonwood. The hiking trails are close. It is quiet and quaint. We enjoyed the 4th of July fireworks from the back yard. Great place to stay.

Enjoyed our stay. Good home base for Sedona trip
Our family really enjoyed the stay. We liked the proximity to Sedona, the pool to cool off, and all the family game options. The only negative is that during our stay it was really hot and the air unit couldn't really keep up during the peak heat of the day. Downstairs was really hot even though we had the air turned up high. But it was 115 so that's a lot to ask of many air systems.

Excellent break from the COVID world!
It was great stay. House was perfect for our family. Clean, had all amenities needed. Would highly recommend. Cottonwood is very central for all activities in the region. Beautiful town. The wineries in the area really surprised us!

Great little getaway
The Barn was perfect for our family getaway. My husband and I took my-inlaws, my mother, our teen and two pups to Arizona to get away for a couple days. The Barn was perfect for our stay. Away from the bustle of town but close enough to drive and pick up some delicious BBQ dinner to go. Check-in was easy, everything was super comfortable and Mary was quick to reply to my messages.

The barn was spectacular
My traveling band of musician friends were delighted to find the array of instruments to enjoy. The pool brought of hours of joy, especially on a hot Cottonwood day. We also loved the overall layout of this unique home. All the beds were comfortable, (unless you’re 6’4”+ and staying in the kid’s room), and all of our needs were met.

Wonderful Place
The Barn was awesome. Totally enjoyed it. Clean, comfortable, and Quiet. Also conveniently located near a Walmart and Frys Grocery Store. Black Bear Diner had really good food. Dropped to 20 degrees 2 nights and the wood stove made the Barn very warm and cozy. Mary was very prompt to answer any and all questions we had. We hope to do it again next year.

This was a very nice spacious house located in a quiet neighborhood close to shopping/eating out options. It is situated between the Prescott National Forest and Sedona area which are two very beautiful areas to visit. We really enjoyed our stay in Cottonwood. So much to do within a driving distance of 30-45 minutes - perfect for our vacation.

PROS: - Amazing location to explore the entire area (Sedona: 20 min, Jerome: 15 min, Flagstaff: 35 min) - Coolest house in the area (converted from an old barn) - Lots of room for groups (bedding for 8+ in 3 separate rooms), but it didn't feel massive for two of us and our dog either - Well maintained pool (naturally heated so we were just a little too early in the season to get to enjoy this option) - Separate fenced areas for backyard and pool are great to keep children/pets secure - Quiet house in quiet neighborhood (long property provides amazing privacy) - Updated property (great kitchen, full-size washer/dryer) - Old Town Cottonwood is a haven for those who enjoy local vineyards CONS: - Property isn't as welcoming as most other VRBOs. I say that because they keep the cupboards bare of pretty much everything. Be prepared to bring your own soap/shampoo. If you are going to be using the kitchen for cooking, they only have salt/pepper, so you'll have to bring/buy cooking oils, seasonings, etc... (Not a big deal in the grand scheme of things, but just an FYI to future renters) - Plan a little extra time for your check-out as the Cleaning Fee does NOT include washing the linens/towels (the Owners charge extra is those items are not washed by the renters) Overall we loved our stay and would definitely come back to The Barn property!
