Nestled next to Carver's apple orchard and minutes away from the Cosby entrance to the national park, this 15 acre property with mountain views sleeps up to 30 guests. The year round heated pool can be enjoyed in an open air or closed capsule position. When we say heated, we mean the luxury ski resort heated experience! Still want to stay indoors? The sauna room has a 5 star feel to it.

Enjoy the most extensive game room in the smoky mountains for a game of air hockey or real arcade racing, hunting, and multicade games with over 4000 play options. Relax inside around the fireplace in the great room or maybe in the theater room with a 12 foot screen and surround sound.

The outdoor experience will allow you to host a 50 person event or wedding (contact our reservation team for details). Imagine your group lounging around the pool, private sauna, or the outdoor firepit area.

Overall, I recommend this vacation rental. Reviewer Comments: Home was delightful, and perfect for our group. Nobody felt the need to leave the premises, since everything we needed was provided at the home. The only complaint we would have and it was not a big deal, but the pool should be uncovered before guests arrived so it can cool off a bit before The pool was too warm when we first arrived to go swimming. Otherwise, we will definitely be back!!

Overall, I recommend this vacation rental. Reviewer Comments: Booking was easy, location was in a beautiful spot. House was mostly clean, we had a few issues with ants and so.e places where didnt get cleaned in some of the rooms. One bathroom was filthy. Amenities were wonderful (kids had a blast). Could use bigger trash cans outside for all the trash that comes with a big house. Maintenance had to come out and fix gate to pool and spray for ants and finish cleaning pool while we were already checked in. Other than that it was an enjoyable time.

The property is extremely beautiful and everything listed is accurate. We would stay there again!! Pros - Maintenance came out extremely fast to fix all the issues - Bed were extremely comfortable - Kitchen is stocked very well Cons - 1 room was not fully cleaned when we arrived. - 1 room did not have power when we arrived - Video game room did not work 1st day, no power when we arrived. - 2 bedrooms had a wasp upstairs - There was no wood for the fire-pit - Projection tv needs update -wifi very slow and picture not clear - Grass Outside was not cut

Overall, I recommend this vacation rental. Reviewer Comments: My family really enjoyed our stay. If you didn’t want to leave the house there was no need. We took advantage of everything the house has to offer. There was some small things that we weren’t happy with but it didn’t interrupt the good time we had. The game room needs a make over the the futons needed to be replaced. The Keurig didn’t work but there was a regular coffee pot there so that wasn’t a big issue. If the game room was updated we would all go back again!!

Perfection
Our family of 13 had the best time. We didn't do the touristy things, we just visited the area around Cosby. This home has so many fun things to do we didn't really need to go anywhere else. The home is exquisite with so many amenities. Our group ranged in ages from 78 through 14 and there was always something to do. The pool and hot tub were great and everyone enjoyed them. We always had a card game going or a puzzle being worked on one of the tables. Pickle ball was really fun and the younger adults and teens enjoyed the huge yard and the firepit was perfect for relaxing and s'mores. But we have to say that the theater, game room and sauna were everyone's favorite. All the games worked and were enjoyed by all ages. The air-hockey game is a little wobbly. I think the legs just need tightened up. Everything from the rental process, check in, getting settled in through to checkout was seamless. Our most difficult decision was room assignments. Best vacation in years.

Enjoyable stay!

Overall, I recommend this vacation rental. Reviewer Comments: Southern Charm is in a quaint little town about 40 minutes from the Gatlinburg/Pigeon Forge area. We enjoyed being in this area because we chose to do hikes close to Cosby and they were less crowded trails. We had a group of 12. There was plenty of space for all of us. The kids thoroughly enjoyed the game room space as well as the pickle ball court. We did not end up using the pool. There were worms at the bottom that we tried to get out but the smell within the enclosure was a little overwhelming. We tried to cook as often as possible. There were many pots, pans, utensils, etc. There were not large pots to make large meals for a big group though. I had to use multiple pots to make pasta for our group. The kitchen and window sills could use a thorough cleaning. The bedrooms and bathrooms have all that you need. The beds were comfortable. The water pressure is low, but gets the job done. The home is a really great place. We would recommend it and would stay again if ever back in the area.

2023 Family Cabin Rental-Elk Springs Resort

Overall, I recommend this vacation rental. Reviewer Comments: This is our second year at Southern Comfort. While I love the place, as I stated last year this property is in dyer need of cleanup outside. The grass has been tall both times we have stayed. Along with vines growing up the side of the house and porches. The house is still clean but could use a deep clean. The faucet in the kitchen is broken, along with trays from the refrigerator. Several electrical outlets do not work upstairs. The property wasn't rented several days before we checked in, yet the pool maintenance men came right at check in to clean and repair the pool which was inconvenient for us guest especially the price we paid nightly. I love southern charm but if these issues are not addressed the place will only deuterate further.

Disappointing Stay
Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was very unhappy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: I rented the Southern Charm property for a family reunion in March 2023. The main reason we booked that property was because of the heated pool since there were a lot of children attending. When we arrived, the pool was dark green and there was yellow stuff growing at the bottom. In addition to the pool situation, housekeeping wasn’t the best and there was construction going on for the first few hours we were at the property. We reached out to Elk Springs Resort and their response was insane. We were told the pool filter was broken and they weren’t able to fix it for our stay. We were never notified that there was something wrong with the pool. They also told us that we could swim in the pool at our own risk or we could leave. If we chose to leave, they told us they wouldn’t process a refund but we could try to dispute the charge with our credit card company. I understand things happen and they weren’t able to fix the pool in time for our stay but they basically told us if we didn’t like it, we could leave even though we paid over $3000 for the weekend. I emailed Elk Springs Resort and requested to speak with management about a partial refund since the property was advertised to us with a working, clean, beautiful pool. I even attached photos of the green pool with yellow stuff growing in it. I have yet to hear from management. It was a disappointing experience especially since we’ve used Elk Springs Resort in the past for family events and we’ve always loved it.

Gutberg 2023 Cosby Tennessee Vacation

I was very dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We love the home. Stayed here 2 years ago. Several things have changed. We had to wait an hour to get into the home due to the locks not being coded properly. The back door side door was not available to come through after locking. Home was not properly cleaned. A bowl of undetected mold was found in a nightstand. I have a picture. Hot Tub was green, unusable until day 3. Pool was 93* when we arrived. One of the 2 Car games in the Arcade was broken and not fixed until day 5. Two of the upstars toilets had to be fixed by my son. No kitchen towels were provided. Kitchen Trash can falls through to the floor when you put trash in it. This is the same condition that existed 2 years ago.Can opener was not in working condion. Had to buy one. The baking oven was filthy. I have a picture. Very little water pressuer except in master bathroom. Windows Sills full of dust and dirt. Lights over kitchen table dirty and dusty. Dead buy on one of the lights. Home needs a DEEP CLEANING. For $15000 a week, the home was not nearly what it was 2 years ago. Believe we should be compensated for the conditions greatly. Surly the owners would not put up with what we did. Management company needs to check property before renters arrive. Sincerely. $3000 repayment would be appropriate. JIM Guttmann. RENTER
