"Space" is probably the key word at Las Palmeras: garden space (1,700m2 is double the normal size plot in Roche); living room space (65m2); terrace space (120m2); and last, but certainly not least, pool space (all 14x4m of it!!!) If you add to this the property’s location, just 400m from the stunning Roche beach and less than 100m from the nearest store and bar, you will understand why we are so thrilled to incorporate Las Palmeras into our collection in 2020!
The house underwent a major refurbishment in 2019 that has left it with four bedrooms with ensuite bathrooms and a very large open-plan living room / kitchen area. In the bedroom wing, each room has direct access to the garden, two of them on to the main terrace and pool beyond. And all of this on one floor, with easy access for wheelchairs and with one of the bathrooms especially prepared for disabled people. The design is minimalist: the house’s original clean straight lines have been accentuated by the refurbishment and they are complemented by just the right amount of furniture and some bright colours, all of which adds to the sensation of space and light. The brand new kitchen has everything you need, and the open-plan design lends itself to holiday life, with plenty of room for people to help (or hide!)
Outside, the living area opens onto a large partially-covered terrace with the pool area beyond. At the far end of the pool there is an annex with two small and simple bedrooms with a shower and WC. On two sides of the pool stand the house’s magnificent palms that give it its name, and down another side runs a large expanse of lawn, ideal for groups with children. There is an optional fence to separate this area from the pool. This side of the house gets the sun all day through to late afternoon. And for the evening sun you have another terrace by the front door, complete with a pair of centenary olive trees. The annex roof is covered with photovoltaic solar panels, which enable Las Palmeras to generate and export to the grid more energy (carbon-free) than it consumes.
A walk of less than 100m will take us to the local shop, pharmacy, a couple of bars and restaurants, and childrens’ playground. Roche also has its own tennis and padel courts and five-a-side football pitches. In the summer months, there are several beach bars/restaurants to choose from within walking distance, some of which are now staying open all year. A 5-minute drive will then provide you with a far larger selection of both bars and restaurants. The area offers an endless list of activities and if you book with us, we provide you with detailed information on all our recommendations, details on local amenities, and our up-to-date guide to the best of everything! You could spend a wonderful holiday here without a car, and just hire bikes; but, assuming you will have a car, it’s 15 minutes to Conil, 20 minutes to the hill-top village of Vejer-de-la-Frontera, 30 minutes to Cadiz, 40 minutes to Tarifa and Jerez, and 90 minutes to Seville, all of which are well worth visiting.
