MAIN LEVEL:
When entering this desirable 3 bedroom cabin, there is immediately a media room off the main entry, a cozy two story great room with fireplace and open dining area. The custom dining table sits in front of the large sliding glass doors leading to the expansive deck. This level also includes a well equipped kitchen and a formal dining room. The wrap-around deck features a bbq grill, a large outdoor dining table for six, and additional bar chairs to sit and enjoy the view while drinking your cup of coffee in the morning or your beverage of choice to unwind after a day of adventures. This level also features a full bathroom.
UPPER FLOOR:
The upper floor includes a balcony that overlooks the great room and the grand windows facing the west and Pike National Forest. You will have a cozy night’s sleep in the luxury linens in the large custom log bed and a private full bath.
LOWER LEVEL:
The lower level features two additional bedrooms. A spectacular log bunk bed with a twin xl bed and a large queen is ideal for the kids but still works for a third couple due to the large queen bottom bunk. This room also features a reading nook for a quiet getaway to relax. The second bedroom on this floor also has a large queen log bed. These two bedrooms share a full bathroom down the hall.
The large recreational area on this floor features a full size pool table, dart board, air hockey table, bar, tv area, and has two large sliding glass doors leading outside where you will find additional seating and a log swing to sit and gaze at Pikes Peak and all its glory.
OTHER AMENITIES:
Other amenities include a full size washer and dryer, ceiling fans, toys, puzzles, and games.
AREA:
World class fishing within a short drive including Eleven Mile Reservoir, Eleven Mile Canyon, Spinney Mountain Reservoir, Manitou lake, Rampart Reservoir, and Deckers. Please be sure to view our online “tour book” for all your adventure ideas! We are a short drive to Old Town Woodland Park, Pike’s Peak, Manitou Incline, Santa’s Workshop, Pike National Forest, Wolf Sanctuary Tours, Mueller State Park, Florissant Fossil Beds, and so much more.
Guests will have access to the entire house and carport. The storage area above garage and the garage itself will not be accesible to guests and is for owner storage only.
Use of lakes are restricted to HOA members only and guests are restricted from fishing and use of lake property including all common areas.

For your heath and safety a professional spa technician will perform weekly maintenance on the hot tub. We will make every effort to notify you before technician arrives if possible. Technician will only need access to the hot tub area.
AC is not common for mountain properties at this elevation. Even summer months are often cool with little to no humidity.
Early check ins/Late checkouts may be available. Please be advised there is a fee of $50 per hour for both early check ins and late check outs. Requests must be approved and paid in advance and are not always available due to time restraints.

Violation of pet or smoking (inside) policy $300 minimum deep cleaning due to significant health risk to owner.
Guests that fail to vacate the property at the designated checkout (initial 10 minute grace period) will be subject to a fee of $75 for every half hour increment.
Policies:
--Fire bans may occasionally happen. The timing of this is out of our control. This may mean not being able to use certain fire features and/or the bbq grill. We will try to let you know during your stay if there is high fire danger and what cannot be used. Live burns and fires outside are strictly not permitted. Please refer to Teller County Sherriff's website for current fire ban laws.
--At this elevation you don't need AC! It stays much cooler at 9,000 ft and open windows keeps it comfortable on a summer day.
--Guests do not have lake access. HOA will only allow homeowners

-ATVs and UTVs must be on a trailer at all times and are illegal to use on county roads.
-Exterior camera is for security purposes only. The property is equipped with a surveillance camera at the front door and driveway only for security purposes. There are no interior cameras.
--Homeowner is HIGHLY allergic to animals- Due to harmful effect to the health of the owner that has severe allergy with dogs/cats, we are not able to accommodate reservations with pet or support animals.
