4.5 stars: clean, quiet, easy to walk everywhere, close to the train station (Coimbra, not Coimbra B). Nice, friendly staff who found me GF bread for breakfast. Room decent sized. I would stay there again.

Being right by the train station is a plus. A market is close by which isn't always the case in Portugal from what I've seen. If you're older like me, pay 5 euro and take a taxi to the top of the hill and walk your way down.
