This Stunning Costal Beach House gives you the true New England experience, with the Atlantic Ocean and Duck Island Roads in the backyard! The home is a single family, three story design. Our newly furnished 4 bedroom and 3 bathroom house even allows a group of 12 relatives to live comfortably and lavishly! SLEEPS 10 ADULTS IN BEDS OR 12 ADULTS/KIDS! Max 12 occupancy!
Your very own private beach located on the Connecticut Shoreline, a stones throw away from Clinton Beach and Grove Beach (less than a 10 minute walk). Head on down our red brick walkway, leading you directly into Atlantic Ocean.
Bring your kayaks, canoes, and paddle boards. Guests are able to utilize the Atlantic Ocean and Duck Island Roads for water activities such as kayaks, canoes, or paddle boards (all NOT included). Guests are expected to comply with the CT water safety guidelines/requirements. The immediate area is a great place for walking, jogging, or bike riding.
Surf fishing is welcome to guests on the beach shoreline during evening hours only. Bring your fishing poles, tackle box, and bait.

Alcoholic consumption is prohibited for any guest(s) under the age of 21.
There are 4 CARS MAXIMUM allowed on this property rental. Guests will be able to park 3 vehicles on stone driveway to the left of home (next to fence), and 1 vehicle on the stone in front of home. No street parking available.
Campers, RV's, cargo trailers, box trucks are PROHIBITED as there is not adequate parking.
We are flexible with allowing pet(s) upon request, at $250 extra flat rate fee, per pet. This additional "pet fee" will be applied as an additional cost to the booking. This fee covers a separate cleaning service to remove pet hair/dander from the home, sand tracked throughout the home, and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Please leash dogs if brought to beach. Maximum 2 pets. Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. All outdoor furniture also is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week May).
Please re-stack all outdoor furniture upon your departure.
We are available by VRBO/HomeAway message board from 10am - 5pm (eastern standard time), seven days a week. We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency.
We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking. Although, any stay over 2 weeks during summer months (June - Sept) walk-throughs can be provided upon request.
We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay.
We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes.
There are 6 mini split AC/heating units throughout home. A $750 fee will be incurred for any (each) damaged unit OR lost/broken remote. Remote for ALL 3rd floor units is located in hallway. Remote for ALL 2nd floor units is located in hallway. Remote for ALL first floor units is located above TV remotes. MINI SPLIT REMOTES: "Sun Icon" for heat mode. "Snowflake Icon" for AC/cool mode. Point remote at each individual mini split unit and use up/down arrows to adjust temperature. Mini split unit will read set temperature on display. ATTACH EACH REMOTE BACK TO WALL. PLEASE DO NOT SET AC UNITS LOWER THAN 70* - SYSTEMS WILL MALFUNCTION REQUIRING SERVICE. ALL units must be running ONLY on HEAT or COOL mode simultaneously and ALL windows must be closed. Otherwise, systems will malfunction requiring service. Please Note: Mini Splits in AC COOL mode will not have thermostat call for cooling when indoor ambient temperature is lower than set operating temperature. "Heat" setting can reach 86* max temp.
Please, DO NOT REMOVE the mattress protector covers from the beds when changing linens.
Garbage and recycling cans are located outside front door in front of the home. Please dispose of all garbage and recycling IN BAGS in the appropriate can. Both garbage and recycling will be picked up by management.
A $150 fee will be incurred for any(each) lost/ broken fan, TV, AC unit, or cable box remote controls.
