Our riverside guest house has everything you will need to enjoy your getaway! The upstairs studio apartment consists of a beautiful living room area, a very comfy Murphy bed, a full sized futon sofa, full bathroom, a fully equipped kitchen and a walkout outdoor living space.

Located downstairs is a huge wreck room with fun amenities such as a pool table, air hockey table, arcade games and entertainment area with a 55" LCD Smart TV, two comfy full beds, a queen-size sleeper sofa, an air mattress, additional dining table, full bathroom and kitchenette.

This property offers two kayaks, two stand up paddle boards, space to dock your boat and a boat ramp nearby.

Upstairs & Downstairs offers Wifi and a Smart TV for streaming your favorite shows and movies.

WATER TAXI: If you plan on dining at The Blue Heron of Charles City (the local restaurant just a few minutes away), they will send a water taxi to pick you up at our dock free of charge!

**For your information, we have one security camera positioned above the upstairs entry door and another one downstairs near the bottom of the stairs. Both cameras actively record the exterior and public areas of the property at all times, including during reservations.

You are welcome to use any of the outdoor areas which include the playground, zip line, pier/dock, floating dock and fire pit area. All of the grounds are the common area shared with the owner and there for you to use for your enjoyment.

The owner lives on the property and is always available should you need anything or have any questions or concerns. Feel free to message us any time.

We are located in the woods and although we rarely see them there could be snakes around the property.

The owner's beloved dog lives on the property, but we are respectful of guests' privacy and their own dog(s) accompanying them during their stay.

This property is located approximately 400'-500' from the Chickahominy river.

We have a private playground area on this property.

DISCOUNTS: Our pricing is haggle-free and always represents the lowest and best price we can offer, including long-term and seasonal rates. Weekly and monthly discounts are shown, if applicable. We are not able to provide additional discounts.

AVAILABILITY: Our calendar is up to date and accurate. If your requested dates are showing as available, you are welcome to proceed with your booking!

EARLY CHECK-IN: Due to our high number of turnovers, we cannot accommodate early check-in or late check-out requests.

CANCELLATION POLICY: Please read and understand the cancellation policy prior to booking. This policy is firm, and we will be upheld in the event of a cancellation. We recommend purchasing travel insurance if you have concerns that you may need to cancel your reservation for any reason.

PET POLICY: We only allow dogs; no cats. This is non-negotiable.
-Check-in time at the property is 4:00pm.
-Check-out time for the property is 10:00am.
-If you move furniture for whatever reason and/or use paddle boards or kayak please return to original location. There is a $75.00 charge for not returning items to original location.
-Please set air-conditioning in both spaces to 70 degrees in summer months and 66 degrees in winter months upon check-out.
-Zipline is for children only.
-We are pet friendly. However, we only accept dogs.
-Do not let your dogs leave the property unless they are on a leash.
-Please clean dog waste in the yard. There is a dog waste shovel and scoop located under the stairs.
-Please keep doors closed at all times to prevent bugs from entering the home.
-Please do not park on cement driveway. Only park in designated parking areas.
-Please only place toilet paper in the toilet, as we are on a septic system.
-Please take all trash and recyclables to trash containers on departure.
-Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed.
Owner is not responsible for articles left in the premises.
-Guest(s) shall leave the property in neat and undamaged condition.
-Lost keys or lockout will result in a $100.00 charge.
-Please only use the items located on the left side of the shed.
