Casa Noscali is perfectly situated to take advantage of long valley views from the private terrace. Casa Noscali is one of the six units nestled within the original farmhouse of Il Borghetto, a private gated estate recently restored with all modern conveniences but retaining its original Tuscan beamed ceilings and terra cotta floors. Its sunny corner position with screened and shuttered windows and in- floor radiant heating will make your holiday bright and comfortable in all seasons. Perfect for families or couples, Villa Noscali offers two bedrooms (each with private ensuite bathroom) on the upper floor, sofa and powder room on the main floor, fully equipped modern eat-in kitchen with new appliances and granite countertops, private terrace for al fresco dining, spacious grounds and shared pool. We offer a comprehensive guide to the local sights, shops, restaurants and wine bars. We can arrange a private chef for a memorable meal or cooking classes and timed tickets for the world class Florence galleries.

Lounge by the pool soaking up the Tuscan sun, explore the immediate area via marked hiking trails at your doorstep, follow the local wine and olive oil route for tastings or test your endurance cycling the hills. The historic villas and gardens of the Lucchese patricians of days gone by are also in the general vicinity and open for tours. Napoleon’s sister once owned one, as did the family of the author of Pinocchio. You can see his villa with beautiful cascading gardens in the nearby village of Collodi, also site of a park dedicated to all things Pinocchio.

Discover Lucca, a typical Italian small city gem, birthplace of Puccini, famous for opera, and home to the Lucca Summer Festival concerts in the main piazza featuring world renowned popular artists. Lucca is surrounded by a spectacular renaissance wall big enough to have a park all around the top. Join the locals on bike or on foot for an outing gazing down on the terra cotta rooftops. From atop the walls you will have a fantastic view of the medieval towers, cobblestoned streets, churches, a Roman amphitheatre and squares galore which typify the town. Much of it is open to pedestrians only, which makes for a very pleasant city in which to amble. If a day at the beach is your desire, the Italian Riviera is less than one hour away. Or, catch a boat to the famously scenic Cinque Terre. Of course, the art treasures of Florence can easily be enjoyed for a day from Casa Noscali. Pisa, the hill towns of Chianti, medieval Siena, and the upscale Forte dei Marmi on the sea with designer shopping also offer tantalizing prospects for a day trip in the region.

The location of il Borghetto in San Gennaro is superb. In the medium hills above the Lucca plain and below the historic village of San Gennaro, we offer a piece of solitude in the Tuscan hills. Views of vineyards and olive groves are offered from every vantage point on the property. The newly built property features the stones of the 14th century building that stood on this very spot. Modern inside, the apartment retains the Tuscan charm of handmade terra cotta floors and chestnut beam ceilings throughout. Dedicated shared laundry room.

It is advisable to have a car with high suspension to comfortably navigate the 500-meter country dirt road leading to the house.

Enjoy a scenic 20-minute hike up the hill to San Gennaro, where you can savour a meal at the local trattoria, Il Corno Rosso. The area is surrounded by well-marked hiking paths, maintained by the Club Alpino Italiano, offering numerous opportunities for exploration.

Two weeks - charming 2-bdrm/ 2.5 bath with pool
We had a wonderful 2-weeks at this 2 bedroom 2.5 bath apartment. There are a total of 5 apartments within this villa. There is a pool that is marvelous. We did day trips from this location to Lucca, Monticantini, Florence, Montecarlo, Volterra, the Chianti region, and Cinque Terre. Pescia is a close train station to take the regional trains. We had a fantastic & relaxing trip. Almost every night we sat on the balcony and had our wine. We loved it! Sadly, our friend who had the vision to build this beautiful 5-apt villa died in January 2022. We could feel Jim’s lovely spirit at this fabulous home called il Borghetto.

Second time and just as great!
We stayed here two years prior and had such a wonderful time that we decided to come back. And once again we thoroughly enjoyed our stay. Jim is the perfect host. The place is beautiful, peaceful and there is lots to do. This time we visited the beach, went to Lucca multiple times, visited the Fabbiano Winery (within walking distance 15 min or 1-2 mile drive), had an excursion to Florence for the day, spent a day at an adventure park (zipline and ropes course at the top of the mountains), spent time walking, hiking and running in the hills and village of San Gennaro (above the villa), visited Villa Torrigiani,and of course some relaxing at the villa on the veranda and by the pool. And we are already planning a longer visit for next year.

Fabulous stay
We loved our stay and would love to come back again soon. The property was spotless, had everything you could need (Debbie joked you could host a dinner party and she wasn’t wrong, so well was the kitchen equipped!), glorious views, really peaceful and generally wonderful. We had a medical emergency while staying and Jim and Debbie couldn’t have been more helpful, going out of their way to make sure we were ok. Could not recommend this property enough.

Wonderful Two Weeks!
Our family spent a wonderful two weeks here in late June and early July of 2019. From the moment we passed through the front gate, we felt instantly at ease. The reality of il Borghetto is even better than the photos. It is exactly how I always dreamed a villa in Italy would be. The villa is lovely as are the grounds. It is an incredibly peaceful, relaxing setting nestled in the Tuscan countryside surrounded by olive groves. Truly magical. Jim was there to greet us immediately upon arrival. His welcome was genuine and heartfelt. He showed us around making certain we were both at ease and had everything we needed. The location of the villa is a perfect base from which to explore Tuscany. Jim provided us with wonderful suggestions of places to visit, restaurants to enjoy, and hiking trails to explore. Many of which we did try and truly loved. San Gennaro is perched on a hill above the villa. Hearing the church bells from our private balcony is a memory I will always treasure. We spent several relaxing evenings on the balcony enjoying the breeze that seems to be a constant, relaxing presence. Our apartment was perfect in every way for our family of four. Very clean and well appointed. Decorated tastefully and thoughtfully. The kitchen is well stocked and provided everything my son and I needed to make some pretty terrific meals. I could go on and on because we loved our time at il Borghetto. It is an incredible place we cannot wait to return to one day hopefully in the near future. Big thanks to Jim for making our Italy vacation a truly memorable time!

Lovely place
We stayed for two weeks in August and had a lovely time. The accommodation was excellent and we especially loved the terrace in the evening. The kitchen was great and well equipped and we didn’t want for anything. Probably the only area for improvement would be the lack of aircon which was only really an issue at night when it was very warm. Jim was also a fantastically helpful host. Nothing was too much trouble and he helped us booking the museums in Florence.

Perfect in every way
I stayed in Villa Noscali, with a friend, for one week at the end of August. This is a great location for visiting Lucca, and further afield in Tuscany. E drove to Sienna for the day, and to the coast. The owners have thought of everything we were likely to need during our stay, and the large pool provided a wonderful start and end to most days. Arrival is a little challenging at night, but persistence up the track is well worth it when you get there! Our thanks go to Jim, who looked after our arrival and departure in a very thoughtful and personal way.

A stunning, well equipped generously proportioned villa. Perfect for a stress free Tuscan experience
The villa is beautiful. We couldn’t fault it. We were three adults and two fully grown late teenagers and it still felt very generously spaced, beautifully decorated and very well equipped. The private elevated terrace is really special for evening dining, and the pool is big enough for a proper cool down and swim at the end of a balmy day. It is shared with four other apartments, but still felt private and peaceful. And, let’s face it, sort of people who rent villas in Tuscany are normally pretty good company when you do bump into each other around the pool! Jim is the perfect host. He project managed the restoration of the villa himself a few years ago and so knows it inside out. He really couldn’t have been more helpful and responsive, whether it be showing me why the coffee machine didn’t work (clue- it helps if you put the lid on!), or advice about a myriad of local places from bars, restaurants, ice cream parlors and bread shops to trains or the best beaches. In terms of location, whether this villa is right for you depends what you want from a Tuscan holiday. If it is your first time and you want to concentrate on Chianti, the Tuscan Hill Towns, Sienna etc, it may be a bit too far north. But if you are looking for a peaceful, relaxing holiday, with easy access to authentic Italian food, wine and slightly less touristy towns, it is great. Lucca, our favourite Tuscan City, is only about 20 min drive. The beach is about half an hour, as is Pisa. And there are plenty of smaller towns ever nearer. We especially liked Monte Carlo (no – not the French one!) for evening meals about ten minutes away. Florence is very easy to get to by train from local towns. Volterra, San Giminaro etc are about 90 minutes away- still accessible but not on your doorstep. We expected a lot from this villa, based on the reviews, and for once, our expectations were exceeded. We will be back! PS: One minor point- the private track up to the villa is quite stony. It looks a bit daunting the first time, but you soon get used to it. But if you are hiring a car, you might want one with reasonable ground clearance. It doesn’t have to be an SUV/4WD (we had a Ford Focus and it was fine) but I would not take a sports car. PPS: For Florence, book museum tickets in advance online and take a train from Pescia or Pistoia. Having done it both ways, it is a lot less stressful than trying to drive and park there!

Fantastic accommodation in beautiful surroundings
The Farmhouse is a gem. Whilst away from the hustle and bustle of the busy Italian cities, it's close enough to visit Florence (by train and suggested by Jim), Pisa, Lucca and the Gargagnana region. The swimming pool was a massive bonus for our two sons, most evenings were spent sitting by the pool looking over the countryside. The accommodation was clean and tidy and kitted out with everything you could possibly need. Often these conversions result in small rooms, but not in this case, both bedrooms are roomy with ensuites. The kitchen was well equipped, including essential cupboard stock. The seating areas again was ample however we spent most of our time on the wonderful veranda. In Pescia, about 10 minute drive away, there is a large supermarket and train station. The station has free parking and is ideal for a trip to Florence, approx. 1hr by direct train. From the outset, Jim was incredibly helpful and during our stay ensured we had everything we needed. We will definitely be returning and I would not hesitate to recommend staying here.

A Tuscan Gem!
It's difficult to know where to start in a review of Villa Noscali – our time there was magical. There is the idyllic setting in the Tuscan hills – far enough from urban life to get a genuine sense of tranquility and nature, but close enough to the limitless attractions of the area - Florence, Pisa, Lucca, Cinque Terre are only a few -- to get a feeling for the immense achievements in Tuscan culture over many centuries. The hiking is terrific; there are many local restaurants which are terrific and very reasonably priced. The unit itself is wonderful. It has the only terrace on the property, where we enjoyed a beautiful view down the valley. Often promotional pictures exaggerate attractions; in this case, it doesn't. We had many happy hours on the terrace with our glasses of beautiful deep red local wines. We were concerned about the summer heat in northern Italy – that was never an issue, though, with the breezes coming down the valley. The swimming pool is perfectly maintained and a great diversion to cool down. From our larger homes in North America, we wondered whether size would be an issue. Absolutely not. The bedrooms were large and spacious (the one with the view into the valley is exquisite); the living area was ample. The kitchen is very well stocked and has clearly been decorated by an expert. From one of the scrolls on the wall – “when life throws lemons at you, make limoncello!” - couldn't agree more. We loved our time at Villa Noscali and very much look forward to getting back there soon!

Tranquility in rural Tuscany
Our family group of four enjoyed a week in June at this delightful retreat, far from the madding crowds. From early morning bird song to late evenings on the terrace this is the place to be if you savour peace in a quintessential Tuscan landscape. Set in an olive grove with cypresses and holm oaks we spent many restful hours in and around the pool, marking the hours (and half hours) by the chimes of the San Gennaro church clock. The building itself is a feat of restoration, with enormous chestnut beams and thick walls. Inside the well appointed kitchen and sitting room provide plenty of space while the terrace shown in the picture is an idyllic spot for lunches and suppers with magnificent views down the valley. The beds are comfortable while the fans facilitate the flow of air through the bedrooms ensuring a good night's sleep. From the house we made forays to Pisa, Lucca, San Gimignano and Montecarlo, all within easy driving distance. Our host Jim was a courteous and helpful adviser, who facilitated our stay.

Beautiful stay in the Italian countryside
Our family of 3 had a wonderful relaxing week at Villa Noscoli at Il Borghetto in Tuscany. It was cute, nicely furnished, clean, and comfortable. The owners have a real flair for design - the linens and accessories were all really cute. No air conditioning but we did okay without it. The kitchen was beautiful and well equipped. There was even some olive oil, plastic wrap, etc. to help make you feel at home. We cooked breakfast every morning and a few dinners. A big Esselunga grocery store was about 10 minutes by car. Also highly recommend the pastry shop Temperani on the Via Pesciatina. Easy to drive to Lucca, Pescia, or Montecarlo. We really loved the pool - it was warm (although not heated), nice lounge chairs and umbrellas, and a great view of the village of San Gennaro in the hills above us. Our week went by too quickly!

Tolle Unterkunft, super Vermieter, klare Empfehlung
Wir (2 Erwachsene mit 4 Kindern (4-11) hatten eine phantastische Woche in Jims Ferienhaus. Wir wurden von Jim herzlich empfangen, er hat uns alles gezeigt und die Wohnung war blitzblank. Ein perfekter Urlaubsstart. Die Wohnung mit der Terrasse ist super, die Küche voll ausgestattet und Jim der perfekte Gastgeber, der uns mit gekühltem Prosecco und einem kleinen Willkommenskörbchen begrüßt hat. Die Lage ist ideal für Ausflüge nach Lucca oder Pisa, aber auch zum Strand geht es in unter einer Stunde. Die Kinder liebten den Pool samt zur Verfügung gestelltem Poolspielzeug. Wir kommen nächstes Jahr wieder, dann aber für zwei Wochen, da eine in Il Borghetto viel zu schnell vorübergeht. Vielen Dank Jim, see you next year! Axel & Familie

Absolut empfehlenswert und unvergesslich
Wir (2 Erwachsene, 1 Kind mit 12 Jahren) waren im August 2020 für ca. 2 Wochen Gäste in der Villa Noscali. Wir haben die Unterkunft recht kurzfristig gebucht, hatten aber aufgrund der Fotos, der Beschreibung und der Bewertungen ein gutes Gefühl und hohe Erwartungen, welche nicht enttäuscht wurden. Bereits einige Minuten nach der Buchung hatten wir schon die erste Nachricht von Jim, der einfach ein toller Gastgeber ist! Zuverlässig, freundlich, schnell und hilfsbereit. Wir hatten Probleme mit dem Internet, die er schnell lösen konnte. Auch zur Ankunft war er da, um uns in Empfang zu nehmen und alles zu zeigen. Il Borghetto besteht aus 5 separaten Wohneinheiten und ist wunderschön - am Ende einer privaten (Schotter-) Straße - gelegen. Man ist hier wirklich für sich und kann eine absolute Ruhe genießen. Ihr habt bereits in anderen Bewertungen gelesen, dass das letzte Stück der Anfahrt etwas holprig ist. Das stimmt! Allerdings gewöhnt man sich schnell dran und wir haben es auch mit unserem Auto (kein SUV!) heile rauf und runter geschafft. Die Lage ist perfekt geeignet für Ausflüge nach Lucca, Pisa, Florenz, Cinque Terre. Auch Strände sind innerhalb von 45 Min. zu erreichen. Wir waren in der Villa Noscali, die einzige Wohneinheit mit Terrasse. Und diese Terrasse war goldwert! Wir haben sie zu unserem Wohnzimmer erklärt und hier sehr viel Zeit verbracht: Wir haben unseren morgendlichen Kaffee/Kaba hier getrunken, gelesen, gespielt und Abend gegessen. Die Einrichtung der Wohnung ist wirklich geschmackvoll, mit viel Liebe zum Detail. Auch die Küche ist perfekt ausgestattet. Wir haben hier super gerne gekocht (und dafür die frischen Kräuter von der Terrasse verwendet). Das Appartement ist ausgestattet mit zwei Bädern, die an die beiden Schlafzimmer angeschlossen sind. Ebenfalls sehr praktisch! Erwähnenswert ist natürlich auch der riesige Pool, an und in dem wir ebenfalls sehr viel Zeit verbracht haben. Die gesamte Anlage (inkl. Pool) ist toll gestaltet und sehr gepflegt. Wir haben überlegt, ob wir einen Punkt finden, der uns nicht gefallen hat. „Leider“ ist uns hier – außer den Moskitos (für die ja keiner etwas kann) – nichts eingefallen!! Wir würden Il Borghetto auf jeden Fall weiter empfehlen und auch gerne selbst noch einmal hinfahren!!!

Wirklich schöne Location in der Toskana
wir haben den Aufenthalt in capannori sehr genossen. es handelt sich entsprechend aller Angaben von Jim um ein altes Bauernhaus, das toll renoviert wurde. Alles ist für einen bequemen Aufenthalt eingerichtet. Das einzige was man vielleicht wirklich für den Sommer berücksichtigen sollte, ist das es sehr heiss werden kann in der Toskana und keine Klimaanlage vorhanden ist (aber ventilatoren sind da!). Und das es am Pool halt Mücken etc. gibt, die Wohnung ist aber überall mit Mückennetzen ausgestattet.... Wen das nicht stört, der findet hier eine sehr schöne, ruhig gelegene Loacation in den Hügeln der Toskana, mit tollem Blick auf die Olivenhaine. Jim hat uns außerdem in allen Fragen vor Ort super beraten und tolle Tips gegeben. Auch kleine Reparaturen (WLAN war ausgefallen) wurden umgehend und sehr schnell erledigt. Hinweis: und man sollte sich darauf einstellen, dass die Anreise über einen Schotterweg relativ steil berauf geht (kein tiefergelegtes Auto...) und man für alles ein Auto benötigt, da das Objekt einsam in den Hügeln oberhalb der Haupstrasse liegt.

Un endroit idyllique en Toscane
Superbe propriété dans un cadre idyllique, très tranquille et très bien située. Le domaine est très bien entretenu et l'environnement est enchanteur. L'appartement très joliment décoré et particulièrement bien équipé. Jim vous accueille avec beaucoup de chaleur et de gentillesse et reste disponible. Nous recommandons vivement cette location où nous avons passé de très bonnes vacances.

Underbart ställe i Toscana
Vi hyrde lägenhet en vecka i augusti och är mycket nöjda med allt. Lägenheten var smakfullt inredd med fungerande kök och en ljuvlig veranda. Eftersom vi hade fyra tonåringar med oss och det var värmebölja så var poolen ett riktigt plus. Vi fick omedelbart bra kontakt med Jim och Debbie som var perfekta som värdar och lätta att kommunicera med. Vi är mer än nöjda och kan varmt rekommendera detta boende till andra som vill uppleva Toscana.
