BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM:
Bathroom 1 is equipped with showers and toilets, while bathroom 2 features a toilet, shower, and bathtub. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:

- oven
- Nescafé Dolce Gusto
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a 55" smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The carport fits one car comfortably. In addition to the main parking space, there are two additional off-street parking spots
There is a key safe for self-check-in. 1 guest keys set is provided. Please take care not to lose the keys as their replacement will incur a fee as well as a call-out fee.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

With the Canberra Airport only 8 minutes away, travel is a breeze. The home is just a short walk from the War Memorial and only 4 minutes drive away, Anzac Parade, the lake, and Floriade.

Navigating the area couldn't be simpler with the abundance of nearby transportation options. If you prefer public transportation, two convenient bus stops are within walking distance. Constitution Av after Anzac Park West is just a 6-minute walk, approximately 400 meters away, while Constitution Av opp Anzac Park West is also a 6-minute walk, around 450 meters from the property.
For air travel, Canberra Airport is a mere 8-minute drive away, ensuring easy access for domestic and international flights.
If you find yourself without a car, don't worry! Uber and taxi services are readily available in the area, providing convenient alternatives for getting around town.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
