Villa 266 Modern Villa w/ Outstanding Sea View

This superb contemporary style villa is located in the beautiful area of Caminha in an elevated position that gives outstanding uninterrupted views of the ocean. It boasts a manicured garden and stylish swimming pool, creating the perfect retreat for up to 7 holidaymakers in the beautiful Minho region of northern Portugal.
Extremely easy to reach (only 60 minute drive from Porto international airport or from Vigo - Spain - airport and only a 50 minute drive from Porto international airport) this villa is in an absolutely central position: only 2 kms away from Caminha sandy beaches - from the train station you can travel to Vigo in Spain or south to Viana do Castelo historic centre - and 2,5 kms from the old roman town of Caminha (with various good quality restaurants, cafes, bars, lively promenades and open air esplanades around the Minho river's waterfront) and 35 kms from the delightful old historic town of Viana do Castelo, famous for its ancient monuments and long sandy beaches. Basic facilities such as a minimarket, shops, restaurants, etc, can be found within a 20 minute walk.

Nowadays, Caminha enjoys much more friendly relations with its neighbour and there is a daily ferry-boat linking the two banks of the river. Standing on a tiny island in the middle of the estuary are the ruins of the fort of Ínsua, built to defend the entrance to the river in the fifteenth century. There are other several sandy beaches within a short drive.

Accommodation

The lounge is ideal for relaxing after a day of exploration. Sink into the comfortable sofa and savour a good book in front of the swimming pool or enjoy one of the great amenities on offer, including a flat-screen TV with DVD-player and cable channels, CD player, radio and WiFi. The beautiful kitchen is well-equipped for cooking up your favourite meals. Enjoy your feast indoors or alternatively, cook outside on the barbecue and dine under the stars on the furnished terrace.

In addition to these great amenities, the house also features a private swimming pool partially surrounded by a furnished terrace with a table for up to 8 people with uninterrupted views of the Atlantic ocean.

Spacious open plan living / dining room with comfortable seating, sat tv, dvd player, music centre and wifi internet. Dining table seating up to 8 persons. Fully equipped kitchen. Large doors opening onto front decking area ideal for alfresco dining enjoying the superb sea view. Shower room.

Upper floor

Master double bedroom with ensuite large bathroom. 1 bedroom with double bed and another bedroom featuring twin beds. Full shower room to be shared between the 2 bedrooms. Each of the 3 bedrooms have large glass doors from which you can admire the unique views to the ocean.

Exterior

Well kept mature garden, sunbathing terrace with bbq, excellent for al fresco dining. The private swimming pool is of irregular shape. Car parking.

The sands of Vila Praia de Âncora (10 minutes away from the villa) extend from the fishing port over to the Âncora river which reaches the coast here after its 15 kilometre descent through the Serra de Arga hills, an attractive natural environment, which features some good walking conditions. This enormous beach experiences some strong Atlantic waves which means high quality surfing. This town is also famous for the variety of good seafood and fresh fish restaurants.

Tourist Tax

As this villa is located in the municipality of Caminha, a tourist tax is payable as of 6 of September 2024.

HOW MUCH IS THE MUNICIPAL TOURIST TAX?
€1.50 in high season: from 1st May to 30th September
€1.00 in low season: from 1st October to 30th April

WHO PAYS?
- Guests aged 16 and over, per night, up to a maximum of 7 consecutive nights (per person and per stay).

WHO IS NOT REQUIRED TO PAY?
a) Guests under the age of 16;
b) Disabled guests, with a disability equal to or greater than 60 per cent, provided they present proof of this condition.
c) Former war veterans or widows/widowers of former war veterans who hold the Former War Veteran and/or Widow/Widower of Former War Veteran cards, under the terms of Law no. 46/2020 of 20 August and Ministerial Order no. 210/2020 of 3 September;
d) Guests whose stay is motivated by eviction situations or situations that imply eviction in similar situations, duly proven;
e) Guests who are temporarily housed by the state and/or municipal social organisations in social or tourist accommodation establishments;
f) Guests who are staying in the establishments mentioned above by express order of the public authorities, as result of a declaration of social emergency or civil protection;
g) Guests that for reasons of conflict and displacement from their home countries are residing in Portugal, provided that it is proven by the services responsible for the asylum request.
h) Guests whose stay is the result of a pilgrimage, namely to Santiago de Compostela or Fátima, duly proven by a pilgrim's credential/passport/document for the first night.

WHEN IS THE MUNICIPAL TOURIST TAX PAID?
The municipal tourist tax must be paid at the beginning of the stay, in a single installment by means of a mandatory invoice-receipt issued in the name of the party-leader, with reference to the non-taxable VAT.

TRAUMHAFT
Das Haus und die Aussicht sind unvergleichlich schön! Wir haben uns sofort sehr zu Hause gefühlt. Alles sehr geschmackvoll: die Architektur die Einrichtung,die Farben. Leider war die Heizung nicht in Betrieb, obwohl es ohne Unterbruch geregnet hat, und nachts zum Teil nur 14° Außentemperatur herrschten. Im Haus wurde es dadurch sehr kühl. die Vermietungsagentur beschied mir, dass ich die Heizung im Voraus hätte reservieren, respektive buchen müssen. Jetzt sei es nicht mehr möglich die Heizung einzuschalten. Nach einigen unschönen Diskussionen, wurde die Heizung dann aber doch gestartet. Dafür mussten wir separat bezahlen. Das ist eigentlich in Ordnung, aber es wurde behauptet, dass in der Beschreibung des Hauses stünde, dass man die Heizung im Voraus buchen muss. Schlussendlich kosteten uns fünf Tage Heizung bei Außentemperaturen von nachts bis 14° und tagsüber 20°, 300 €. Das war es uns jedoch wert, denn so war es trotz Regen und schlechten Wetters behaglich im Haus. Was man auch wissen muss, ist, Dass das Haus an einer sehr steilen Kopfsteinpflasterstraße liegt. Bei glitschiger Straße allenfalls schwierig zu bewältigen. Achtung! In der letzten Linkskurve bevor man zum Haus kommt, hat es links einen Absatz mit einer kleinen Rampe. Dort habe ich mir meinen Reifen aufgerissen. Ich kam also mit einem platten Reifen beim Haus an. Die Mitarbeiterin der Agentur meinte dazu nur lakonisch, dass ihr dies auch schon passiert sei. DAS HAUS UND DIE LAGE SIND WUNDERSCHÖN!!!

Mooi vakantiehuis met uitzicht over zee. Locatie rustig met veel pricacy. Huis is van alle gemakken voorzien. Moderne inrichting.
