Enveloped by tropical gardens and mature trees for an abundance of privacy, this is the perfect retreat for city folks to rest and recharge. We have a large timber deck and a built in outdoor kitchen and TV nook, perfect for all-weather entertaining whether you're sitting back with a drink or having a weekend gathering! Bring your friends and families here to enjoy some quality time together!

Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.
RULE 1: Please respect check in and out times.
❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply.
❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)
RULE 2: No parties or events allowed
❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.
RULE 3: No smoking allowed.
❑ Smoking inside the property is prohibited and will result an additional charge of over $250. This is as the smell will need to be treated professionally and the room deodorized.
RULE 4: No pets allowed.
❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.
RULE 5: Please respect the noise curfew.
❑ Quiet hours are between 10pm – 8am seven days a week. A noise complaint during these hours will result in eviction without refund.
RULE 6: Please report damages or left behind items.
❑ If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply.
❑ If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. This will be $30 + the postage cost.
RULE 7: Please take extra care of your keys. Lost keys incur a replacement fee.
❑ If you are locked out and require us to visit the property, a $50 fee will be charged. This fee increases to $150 after 5:30pm daily or before 9:30am and all day on weekends. This can be paid either through our booking platform or cash to the delivery person. Arrangements will only be made once payment is received.
❑ Lost keys or access swipes are subject to a $500 replacement charge. This is as the locks will need to be changed.
❑ We usually provide one set of keys to our studio, one bedroom and two bedroom apartments. Two sets of keys are usually provided to our three bedroom plus apartments and houses. If you have requested an extra set of keys, a deposit of $100 will be required. This deposit will be returned to you once you have returned all keys. Extra key requests can only be arranged a day before your check in time free of charge. Extra key requests placed on or after your check in will incur a delivery charge which is the same as section one Rule 7.
RULE 8: No unregistered guests allowed.
❑ No unauthorized guests. Our home is prepared to accommodate ONLY the guests on the reservation. Each additional unauthorized guest will accrue a $100 fine and your booking will be cancelled immediately without refund.
RULE 9: Treat my property with love. This is your home too.
❑ Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control.
❑ We ask you to try and return the property to how you first entered. Our cleaning fee includes the time taken to clean the house without any extra mess. Any extra time spent cleaning as a result of your stay will be charged to you.
RULE 10: No illegal substances allowed on the premises.
❑ We strictly do not allow storing or consuming illegal substances in our property. Infringement on this rule will result in eviction without refund.
★ Portacots and Highchairs are available on request only. Please let us know ASAP to ensure availability. A set up fee of $40 (exclude GST) applies. (for portacot or high chair separately)
★ We provide toiletries and other household items that should last for around 3 days. If additional supplies are needed, we are able to replenish for a fee if stocks are available. Feel free to visit the nearest grocery store should you wish to restock for yourself.
★ Please communicate via the the booking portal wherever possible. This allows us to instantly identify your booking. Our average response time is less than 10 minutes. Note that text messages to my phone number won’t be received as we use an online phone system.
