Summary:
Escape to the ultimate farm stay NSW getaway at Bedervale Tiny! Located 2.5 km from Braidwood Township, Southern Tablelands is nestled in front of the historic Bedervale Homestead shaded by the mature garden. It is a working property with a National Trust-listed homestead which was designed by John Verg in 1826 with many original pieces of furniture and fittings still on display.

If you're a history buff, we're happy to conduct a historic house tour for you on request.

The Space:
Bederavle Tiny is located next to the magnificent homestead and includes your own private self-contained tiny house with breathtaking views of the surrounding countryside and access to the gardens. A recommended Braidwood accommodation near Batemans Bay—Surf Beach, Malua Bay, and South Broulee Beach, all within an hour's drive.

The tiny house has a queen-sized bed in the loft sleeping 2 adults and a couch on the ground floor converting to a double bed sleeping 2 children. It's a cozy 170-square-foot tiny home with easy access to water, split air conditioning, a kitchenette with a portable cooker, cooking utensils, and cutlery. Microwave, mini fridge, and excellent bathroom facilities. These amenities include an eco-friendly compost toilet, hand basin, and shower (gas-heated for hot showers) for your use.

IMPORTANT NOTE: Please advise that there will be a second tiny house called "Farm Stay Tiny House" 250 meters away that sits on the same property. If you want to book in groups, you can contact the land host in advance to make arrangements

Guest Access:
Guests will have access to the tiny house including our gardens and farms, except for the land host private residence and 2 other tiny houses on the property.

The Neighborhood:
Bedervale Tiny sits in the small town of Braidwood, 1 hour away from Canberra, which is best known for its historic buildings that have been meticulously preserved and are now used as restaurants, cafes, and stores. It's the ideal farm stay NSW escape and Braidwood accommodation, close to Batemans Bay—Surf Beach, Malua Bay, and South Broulee Beach, all within an hour's drive.

- No smoking allowed on the property
- No unregistered guests or visitors allowed

- We have a common road 50 metres away and we are a working farm
- Guests with infants would have to bring their own portable travel cot
- You can bring your own firewood or purchase them from the local petrol station
- Please note that this is a PET-FRIENDLY property, and pet policies will be sent prior to arrival
- We would like to advise guests that longer stays or later check-outs will incur an additional charge
- There is another tiny house on this property which is also rented out, so expect some company from other guests. The 2 tiny houses are about 250 metres apart

Important note:

- Due to the nature of the property, abundant wildlife may be present on the property
- Keep in mind that BBQ grills and outdoor fire pits are not available during a total fire ban
- We advise guests to KEEP AN EYE on children inside as the stairs to the loft are quite steep
- In order to maintain the cleanliness and functionality of our compost toilets a minimum additional cleaning fee is applied for stays of 5 nights or more. We appreciate your cooperation in ensuring a hygienic experience during your stay.

Lovely view!
Really enjoyed the extra fresh eggs in the fridge! Thankyou so much, I whipped my mum up an omelette on that excellent hot plate. We had a couple of lovely walks around the place to and very much enjoyed the garden Thankyou.

Wonderful, amazing setting.
We wanted to try out a tiny home and bring our Dog along and we struck gold. Wonderful setting, Sonia was a delight and the two resident dogs were lovely.. it was our daughters bday and we couldn’t have asked for a lovelier place to celebrate, the house was amazing, we will be back for sure

Lovely stay at a lovely scenic location
My family was pleasantly surprised at how welcoming the tiny house was presented. For a family of 3 with a medium size dog, we were able to cosily be accommodated in the tiny house and we all had a dry and great sleep despite the rainy conditions. The owners were always very helpful and even helped us out when we had trouble finding the tiny house. I would highly recommend this stay if your looking for a peaceful getaway on top of a hill overlooking a lake and some green hills.

Pretty property close to Braidwood
Basic tiny house with lovely outlook. Great location. Be prepared for the compost toilet, steep climb into bed and the need to bring wood/paper etc if you want an outdoor fire. The fire pit would benefit from some ventilation holes to improve its ability to burn wood. Overall a nice experience.
