Experience the Romance of The Historic Rouse House

Summary:
**SOFT OPENING** Experience this meticulously restored 1881 property at a discounted rate before 12/31/25. Built by Bozeman’s founder, Daniel E. Rouse, this historic home reflects the city’s evolution from a frontier town to a vibrant urban center. As one of our first guests, we welcome your feedback and invite you to enjoy the home's charm. Located just a block from Main Street, you’ll be steps away from Bozeman’s best dining, shopping, galleries, and nightlife.

The Space:
Steps from Main Street, RH combines rich history with striking industrial-modern interiors while preserving its traditional Gothic I-house architecture. Admire the restored segmental arches, featuring original stone springers and keystones from Rouse’s brickyard. RH’s second floor is dedicated to a luxurious master suite, complete with a private downtown-facing patio. The main floor offers a chef’s kitchen, dining for eight, and an entertainment solarium, while the lower level includes a lounge, wine cellar, and tasting room. A private garden, advanced touch-controlled systems, and fenced exclusivity complete the experience.

Guest Access:
Rouse House is situated on the greater Vintage Estate property. The separate neighboring structure, “Vintage House”, offers three additional bedrooms and is not included in this listing. This listing offers access to RH and areas specifically fenced and marked for RH guest use, including two covered parking spaces accessed from Church Avenue. Guests will have access during their stay via coded locks. Exterior grounds of the home have a security camera system. There is one interior camera located in the wine cellar, facing the bottles of wine. To be viewed on this camera, you would need to be inside the locked cellar, which cannot be accessed by guests.

The Neighborhood:
A hot spot for investment and opportunity, Bozeman has attracted the nation’s eye. This idyllic town is surrounded by mountains and rivers and offers unending opportunities no matter the time of year. Located in the most exclusive location in Downtown Bozeman, RH is exclusivity and privacy in the center of the city. The property is in the central business district offering convenient access to restaurants, shops, and nightlife. Within six blocks of RH, you’ll find numerous eateries and boutique shops, right within walking distance. The area offers dining options like Little Star Diner, a farm-to-table restaurant just a block away, known for locally sourced dishes. A short walk further brings you to Main Street where Blackbird Kitchen serves up handcrafted pizzas and Italian-inspired cuisine. Outside of restaurants, you’ll also find a nearby French bakery and cafe, Vienne, and dessert options such as La Chatelaine Chocolat Co.

Beyond the cityscape, in the warmer months you can also explore the mountains, fly fish on world renowned rivers and streams, mountain bike on miles of trails, and enjoy several other outdoor activities. In the winter you are 45 minutes from the largest ski resort in America, Big Sky and 15 minutes from the local Bridger Bowl. There is Nordic skiing, snow shoeing, ice climbing, hunting, snowmobiling and much more. The area is perfect for a romantic vacation, or even a solo trip. Come and explore all that the vibrant city of Bozeman has to offer!

Getting Around:
RH is conveniently located a block away from Main Street, making getting around very easy. If you choose not to arrange a car during your visit, it is convenient to utilize Uber/Lyft. If you are looking for a speedier way around town there are commercial scooters for public use. Downtown Bozeman is very walkable so if you are looking to stay around Main Street, walking around can be the best way to make sure you don’t miss a thing!

Other Things to Note:
**Important Information**

Rouse House is a three-story residence with sleeping quarters on the second floor, kitchen, dining, and entertainment spaces on the main floor, and lounge and wine-tasting areas on the lower level. While exterior sound control measures have been implemented, please note that Bozeman is an evolving city with dynamic activity. The property is centrally located in the business district, offering immediate access to downtown amenities.

RH is a private, standalone residence situated on the Vintage Estate grounds. While located on the same estate, RH is entirely separate from the neighboring structure, “Vintage House,” which offers three additional bedrooms but is not part of this listing. RH guests will have exclusive access to RH itself and designated areas clearly marked and fenced for their use, including two covered parking spaces with convenient access from Church Avenue.

For ease and security, guests will enter RH using coded locks. Please note that the estate is equipped with an external security camera system for the exterior grounds, and a single camera inside the locked wine cellar. This interior camera is positioned to view the wine bottles, and only those inside the locked cellar—an area inaccessible to guests—would appear on this camera.
