Walk to Pearl st every morning for a cup of coffee and the newspaper. This beautiful home offers the WOW factor with beautiful views. When inside you feel like you are outside. Best of the Best. Walk to the Pearl st /Pedestrian walking mall (2blks). The Cup 3 blks/Laughing Goat 5 blks.

Hike right outside your door, choose from Boulder creek path, Mt Sanitas, etc.

Home offers central air-conditioning, 3 larger bedrooms and 3 full bathrooms with King beds and flat screen TVs. Living area offers wood floors, vaulted ceilings, gas fireplace, large deck plus upper level wrap around deck from the 5th level (Flatiron views). W/D, gas grill, gas fireplace, single car garage (small car), one off street parking.
Lower level 800+ sq ft includes a 3rd bedroom (King), couch conversion to queen bed in 2nd living area, including full bath, living area, wet bar, private patio and 2nd laundry.

City of Boulder License #RHL2016-00007. Occupancy limits property to 4 unrelated guests or an entire family plus two unrelated guests. Note: For two guests renting the house and wanting a lower rate, send a request not to include the lowest level of the 5th level house (making the house 2 bed/2 bath). Note: As the owner I will stay in this space (private entrance) if you request the lower rate.

We stayed at this house on a visit to Boulder over a long weekend. House has a lot of comfortable space and is located right in the heart of Boulder's best shopping and restaurants. We would definitely book this home again.

Great location, wonderful house
This house is just 2 blocks off of Pearl Street so everything is walkable. The place was spotless and there is on site parking which in Boulder is a must. We would definitely stay here again and again!

This is a fantastic home. The location is ideal, and the home is comfortable and roomy. Easy walking access to everything in Boulder. The home was just as pictured, and the room layout is fun too. I'd stay here again without a question.

Beautiful house and location
Beautiful, spacious home in a great location! House was just as described, plenty of room for 2 couples to have space and not feel crowded. We walked to Pearl street 2 blocks away, everyday. It was so nice to come "home" to a comfortable, well stocked home with comfortable beds. We all agreed we would choose to stay there again.

Great location!
This house is in a perfect location to enjoy the Pearl Steer and downtown areas of Boulder! It is very spacious with an updated kitchen and living area. Communication with the host was very good. The only reason it did not get 5 stars is due to the fact that the top floor (where master bedroom is located) does not cool down well despite fans running.

Our family found peace, rest and joy in this beautifully appointed home with many luxury features. Despite the perfect location near the heart of Boulder, it was very quiet and idyllic with plenty of room to spread out among the home's numerous levels. The jetted jacuzzi tub in the master bath with softly changing light and the numerous outdoor spaces and decks were wonderful bonuses. The host Dawn was terrific and super responsive from start to finish.

Great location and house
This is a very spacious home with a ton of levels and sub-levels with stairs. The 3br and 3ba were great for our three couples (watch those Boulder rules!). There are living room areas that are nice to relax, and an outside porch. Parking was OK with one small garage stall and a space outside the garage door. Parking on the road had some restrictions to be aware of. The location was ideal, with Pearl St. just a short walk away and being central overall in Boulder. We even did a mountain bike rental and were able to ride all the way back down to the house from the trails and pathways.

First time in Boulder, great location. Easy walking distance to shops, restaurants, short drive to grocery stores. Loved having a full kitchen. Deck provided a wonderful place to enjoy breakfast, watch the neighborhood and see mountains in distance. Great communication with owners in preparation for arrival, alteration of dates and response to request to replace faulty iron. Garage challenging to use for parking, but on street or on side of house parking no problem.

Location, location, location!
Great home located several blocks from Pearl Street and all the best in Boulder. Even just a 15-20 minute walk to campus. Very comfortable home & patio set amongst mature trees. Beautiful natural light from all the windows and skylights. Coded entry, and nice responsive owners. Great king size beds, and amenities provided. There are different levels inside with stairs. One note, the TV in the living room is a bit small due to the built in bookcase, but we knew that from the on-line photos (there is a TV in each bedroom). Would definitely stay again...highly recommend!

Problem areas
Elderly people may have a problem with the many stairs. All the wood is oak which is difficult to see the depth perception. The top bedroom is extremely hot. Really could use a separate air conditioner.

Great stay!
The house was perfect for our needs. My 16 year old daughter brought a friend along on our vacation to Boulder. The downstairs is like it's own apartment, complete with bathroom, kitchenette, TV room and bedroom with king bed. They loved the independence. More importantly, I couldn't hear any noise from the upstairs master bedroom! And the rest of the house was so comfortable. There's a huge TV in the living room. The kitchen had all the essentials. My teen son loved having his own bathroom. The location was outstanding - quick walk to Pearl St. Dawn was so accommodating and quick to answer any questions we had. She cares a lot about making sure her guests have a 5 star experience and we are yet another example of completely satisfied guests. Very glad we choose this property.

Perfect place in a perfect location
This wonderful home is exactly as presented - what you see is what you get - and it is wonderful! We were dropping my daughter off to college, and stayed for a few extra days to enjoy the area. The house is very, very comfortable, and the master bedroom was quite large, with a closet/changing area and a large bathroom. My two daughters shared another king-sized bed and had their own bathroom right off the hall. The entire house was very comfortable. It's sort of on three levels - living room and dining room and sitting area is on level one, then go up a 1/2 level to the kitchen, and then another 5- 7 steps or so to bedroom and bathroom #1, and then another few steps up to the master bedroom. Compact, but there are stairs for those who think that is an issue. The air-conditioning worked quite well on those 90+ degree days, and they also have fans in the upstairs bedrooms, which also help. There are a ton of windows in the place, making it so bright and cheerful. I actually can't think of anything we needed at all that wasn't provided - the house was clean and well stocked. If you have a large car, you can't park IN the garage, but you can park in front of the garage, and we were also provided a street parking pass. The location was even better - just a few flat short blocks to Pearl St. with all the wonderful shopping and restaurants. The stores are unique and really fun to look through. There was no reason to use the car at all - everything on Pearl St. was within walking distance. Down the street and to the left is a GREAT breakfast place called "Snooze" - you shouldn't miss it. It's pretty popular though, so be prepared to wait - which is well worth it. Down the block on the corner of Pearl and 16th is a Latin restaurant that was pretty good, and about a 10 minute walk away is a fantastic French restaurant called Brasserie Ten Ten, which we used for our daughters 18th birthday before we dropped her off to college. GREAT food and really friendly staff. Walking and hiking is just a short drive away, and we even drove to Denver to enjoy a Rockies game - very easy drive to get to. I was a bit nervous renting this place as there were no reviews yet when I rented, but after talking to Dawn, I felt much more comfortable. She is hands on, and responded to all of my questions very quickly. She has other homes as well, and after looking through those reviews, it is clear she is consistent- the perfect host.
