Ok I wasn’t expecting a 5 star hotel as I knowingly booked a budget stay however the room I stayed in had some problems that made my stay there less than comfortable. The air conditioner worked great but all the knobs had broken off so you could only turn it on and off by unplugging it from the wall. The sliding door to the balcony was broken and would only open a few inches. The water heater for the shower, like the air con, had knobs removed so I could only take a cold shower. I ended up bailing out on my 5 night reservation and went to a different hotel for the remainder of my stay.

Cheap and near the beach
Thisnhotel is old and cheap, but it is near the beach. Lots of locals stay here. It could use some updating. He staff is super friendly and helpful.
Staff were amazing and went out of their way to accomodate us with any requests.
Unfortunately we had a few issues.
Room was Mouldy and had a damp smell to it. It rained heavy 1 day and we had water leaking threw the ceiling, although the staff fixed it immediately that was probably the cause of the smell.
Construction works were going on very early in the morning around the hotel, although this is not the hotels fault a little pre warning would be nice.
Breakfast was below average only 3 options and no condiments.
The reason why I choose this hotel was there bed setting eventhough it was far from front beach,I booked 1 double with 2 single beds that exactly what I need for us.When I get there they said it wasn't available so they have to give me 2 double which is it wasn't what I need for us.So of course we have to argue about it for 10 minutes and we settled it by giving me an extra single bed.faucet in the sink was broken, there place was too hard to locate and the street road wasn't a cement so it was flooded co'z it was raining at that time. The rice they served us for breakfast wasn't cooked well.Too far from the beach front and it's hard to find and the wifi connection was too poor that we're unable to connect.
Close to main attractions, not too noisy ........................................

Disliked: Property conditions & facilities
The staff are nice and the room is clean but the breakfast they only serve 4 dishes they need to serve also bread, juice and the coffee with cream or milk.
Room was too small. Too many mosquitos. Toiletries was very limited, they only have shampoo and tissue. No complimentary bottled water. We stayed there for 3 nights and they did not change the bed sheets. There were also bed bugs. Lobby was too dark and water is weak. Breakfast was not good, small serving thats good for a kid. Not value for money. Worst hospitality and service.
To start off the hotel and grounds are gorgeous. This was the best designed and built hotel I have stayed in the Philippines, which makes writing this review such a displeasure.
I gave this place a 2 for the following reasons.
1. I spend over 50 days a year in hotels and this was the worst mattress I can recall having tok sleep on. Now to be fair these units are individually owned so it's possible that my room 503 has a different mattress than another room. It was not a case of being firm or soft you could actually feel the springs digging into your back as you moved. It was a two bedroom and both were of the quality.
2. We did have an ant problem in the kitchen and caught a few roaches in the living room
3. Customer Service.
when we checked into the hotel we noticed there were only 3 towels which would not have been to big of a deal but the bathrooms although very pretty have polished tile for the floor and with no bathmat or towel was a slip hazard. I went to the front to ask for some additional towels and was told normally that's all you get but they would try to find some for us. 20 min later they brought 2 bathmat and two towels. We then headed down to the pool. I noticed there was no pool towels. when I asked for some pool towels I was told they already gave me extra. After some clarification she said they were full and I would have to wait till that night to see if they could find some. saw some maids with clean towels and they gave me some.

Was okay for a budget
Service - staffs are friendly and accomodating in terms of requests. Cleaning of room was okay.
Good thing was the breakfast, tho it was limited in terms of selection.
Cleanliness was okay. They manage to clean my room whenever I asked them and needed it to be clean.
Location. Tricky and I had to ask people to locate it. Was it near the beach. No. :) The location is near budget mart and crafts so close to a 24/7 convenience or grocery store and fastfood. Quiet area of DMall which is not that often explored. Nothing to see.
Was comfortable bed, hot water, Wifi. Local food near by besides the D Mall. Staff very friendly. Close to mall but in a quiet alleyway. Walk up to second floor, not bad. Breakfast was very good. Served in a near by hotel at poolside along the beach. I would stay here again.
The place is a bit far from the beach, but we enjoyed our stay there, the staffs are accommodating, and the receiving are and room is welcoming... Adding up the amenities it has inside the room. The price is cheap that every budgeted visitors may afford... Would love to stay there for the next time we visit Boracay with the family.
