At night, star gaze with zero light pollution and you will see some of the most incredible shooting stars. All of the bedrooms have fun, different themes including the Cowboy Room, Lumberjack room, Native American room, Aztec room, and more! You can even elk hunt on the property!

LOCATION:
This ranch is secluded in the Wah Wah mountains in northwest Iron county on 880 private acres and is completely surrounded by BLM (Bureau of Land Management) land. Spectacular views from everywhere on property. Clear views of Brian Head, Cedar Mountain, and Kolob. The house has some very cool, authentic western art and floor to ceiling views of the mountains from the “A-frame” living room windows. This property is a premium limited entry trophy elk hunt location. Hunters will need to have a state license and have a tag to hunt, but can hunt on the property.

Main floor: bedroom 1: master bedroom- one king bed, very large full-bathroom attached, with make-up area and large walk-in closet. Half bath is also on this floor.
Top floor- Bedroom 2: 2 queen beds, very large full-bathroom attached with make-up area and large walk-in closet. Bedroom 3: 2 queen beds, very large full-bathroom attached with make-up area and large walk-in closet.
Basement- Bedroom 4: 4 twin beds (bunk beds). Bedroom 5: 2 queen beds. Bedroom 6: 2 queen beds. Bedroom 7: one queen bed. The couch pulls out into a full size bed. There are also 2 full bathrooms on this floor.

OUTDOOR LIVING: 1296 square foot wrap around deck complete with outdoor furniture and gas grill, zero light pollution allowing for the ultimate stargazing. Tennis/ pickle ball court, and heli-pad located on property.

INDOOR LIVING: 82 inch Smart TV, log furniture throughout home, game room complete with massage chair, ceiling high stone gas fireplace, oversized bathrooms, living room has “A-frame” floor-to-ceiling views of mountains, walkout basement, pine tongue and groove vaulted ceilings. Property is a premium limited entry trophy elk hunt location.

KITCHEN: commercial grade double oven with stainless steel 6 burner gas stove and flat-top grill, 20 person wooden dining room table, drip coffee maker, custom pine cabinetry with the Ranch’s ‘Brands’ burned into the wood, cast iron cooking pans, cooking utensils, pots & pans, blender, toaster, microwave, spices, basic cookware, coffee station.

GENERAL: WiFi, central air conditioning, central heat, complimentary toiletries, towels/linens, ping pong table, old fashioned wooden high chair. Original western art throughout the house.

PARKING: unlimited parking, RV/trailer parking, place to land helicopter, will need all wheel drive to drive on the dirt road to the ranch.


RECREATIONAL ACTIVITIES:
Welcome to the land of outdoor adventure with hundreds of miles of ATV/snowmobile trails, backcountry hiking, and never ending exploring at this western oasis. This property is rare premium limited entry trophy elk hunt location, and you can hunt right on the property! You will need to have a state license and have a tag to hunt.
You will have access to all 880 acres; use of horses, snowmobiles, ATV’s, and razors are a great way to explore this property (not provided but we can recommend great rental shops). Great snow shoeing, hiking, camping and hunting; you can do just about any outdoor recreational sport here. You may see the wild horses during your stay and part of the property is leased to cattle ranchers, so feel free to take a walk down to take a peek at the cows. This is going to be a bit of a hike or easy to find them on a snowmobile/ 4x4, they are not in viewing distance from the house. In the fall you can hear the sounds of bugling elk. This area offers some of the darkest skies in the country; there is zero light pollution and the stars shine so bright you can often see the Milky Way. Lots of cool things to explore on this land!

-We offer 24/7 messaging but cannot always offer maintenance or staff to attend after 5 pm or before 9 am. We will do our best to resolve your needs and requests as quickly as possible once we have staff available.

-We offer just about everything you need to get started such as coffee, soap, toilet paper, paper towels, etc but please understand we offer enough to start your trip and any extras you need you will be responsible for.

1. You will need an all wheel drive vehicle, especially during the winter months, as you will be driving on an uneven dirt road for approximately half an hour. Try to arrive during daylight hours, as the ranch can be challenging to locate.

2. Smoking of any kind is strictly prohibited in this area due to the high fire risk, where a single spark could ignite a forest fire. Guests are also not allowed to use the outside fire pit.

3. This ranch is quite remote, located an hour away from Cedar City, the nearest city. Any maintenance issues may only be addressed the following day, and it is unlikely that you will receive same-day service due to the remote location.

4. The kiddie pool is not intended for swimming; it serves as a water source for the elk passing through the area.

5. Mobile service will be lost on the dirt road leading to the ranch. It is recommended that you either print out or take a screenshot of the check-in instructions and directions before your trip to ensure you can locate the ranch. Its remote and unique nature makes it hard to find, and it operates completely off the grid.

6. Early check-ins and late check-outs are not permitted. Check-in time is 4 pm, and check-out time is 10 am.

7. We provide a starter supply of toilet paper, shampoo, and other essentials, but it may not be sufficient for your entire trip. It is highly recommended to bring everything you anticipate needing because the closest store is an hour away, and once you're settled in, you won't want to leave!

8. The wood-burning stove in the basement is for decorative purposes only and is not available for guest use.

9. Several signs on the property indicate areas that guests should avoid, such as the solar area, storage sheds, and outside utility areas. Guests will be held responsible for any damage they cause.

10. We cannot guarantee the visibility of the stars, as it is beyond our control and depends on weather and sky conditions.

11. We do not supply propane for the grill, so please bring your own.

12. This house has a max of 20 guests including children and visitors. There are no exceptions.
