Situated in a small town in Beverley, you can experience the warm hospitality of Mennonites (similar to Amish), known for their woodworking, farmlands, and other fauna.
The Space:
Avon River Homestead by Tiny Away is located in the tranquil suburbs of Beverley, in the Wheatbelt region of Western Australia, about an hour's drive from Perth. Mount Brown Lookout, Avon Valley National Park, and the Red Vault are just a few of the nearby attractions in the area.
The perfect tiny home set among the gums, a great sunny spot with stunning hill views and flowering wheat or canola fields in the winter, and blossoming yellow sorrel and daisies in the summer—best visited between April and November. It is located amidst citrus fruit trees that flourish in the fields and magnificent wildflowers that bloom between August and October.
A cozy 139-square-foot tiny home and one of Beverley's peaceful holiday homes with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities. These amenities include an eco-friendly cassette toilet with a removable waste-holding tank, hand basin, and shower (gas heated for hot showers).

Guest Access:
Guests will have access to the tiny home and its surrounding areas, except for the land host's private residence and wood shop (two main sheds) which are strictly off-limits.
If you're interested in visiting the wood shop, please contact your host 24 hours before arrival to make arrangements. As a precautionary measure, we ask our guests to adhere to and follow our safety guidelines.

Avon River Homestead sits in the peaceful suburb of Beverley, in Western Australia's Wheatbelt region, just an hour's drive from Perth. This charming tiny home is one the best holiday homes in the area, only 1 hour 41 minutes from Perth and 1 hour 53 minutes from Rockingham Beach.
Our local recommendations:
- Beverley Agricultural Show is held every year with a variety of stall holders with local produce, an exhibition shed, a workshop, etc.
- Mount Brown Lookout offers a 360-degree panoramic view of York and its surroundings, which is easily accesible on foot or by vehicle.
- Avon Valley National Park is a hidden gem that's perfect for small picnics and short outdoor camps; isolated with limited accessibility.
- Freemason Tavern Beverley offers a perfect blend of country and cosmopolitan appeal, with great food, drinks, and a relaxing ambiance.
- Yenyening Lakes is a nearby attraction with large salt lakes that are perfect for water sports such as water skiing, kayaking, and more.
- The Red Vault is a simple diner with a casual and relaxing atmosphere, a local favorite mostly popular for its steak burger and a side of chips.
Getting Around:
By car:
- 1 hrs, 110KM drive from Perth
- 1/2 hr, 30KM drive from other nearby towns
- We recommend guests travel by private car like 2WD. Thank you.
By public transport:
1). Unfortunately, the only real way to get here is via car.
2). York is just 25 mins north of us via the Great Southern Highway
3.) Brookton is just half an hour south on the same road.
4). Unfortunately, there are no taxi services where we live.
Other Things to Note:
- Firewood is at $16 per tub
- There’s a swing, tight rope and hammock that you can use during your stay
- Your land host can also offer farm tour, woodwork watching, and chicken feeding.
- Please contact your land host at least 24 hours prior to arrival to make arrangements
- No smoking on the property
- No unregistered guests or visitors are allowed
- Please note that we are a working farm with workshops in the area
- Expect barking dogs, roosters, a workshop, and agricultural noise on the property
- We would like to advise guests that longer stays or later check-outs will incur an additional charge.
- Farm tour, woodwork watching, and chicken feeding are available ( not available at the moment until 14th January)
Important note:
- Due to the nature of the property, abundant wildlife may be present on the property
- Keep in mind that BBQ grills and outdoor fire pits are not available during a total fire ban 1st December and 31st March
- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the cassette toilet and ensure a clean and fresh experience for all guests. We appreciate your understanding.
Interaction with Guests:
Guests will enjoy your own private space but we are always happy to chat with you.
