Soak it All In and escape to the Cacapon Mountains for a restorative retreat in breathtaking Berkeley Springs, WV. This well-appointed home provides a relaxing getaway to unwind and explore nature. The Coolfont Mountainside Community's private hiking trails are just steps from the house while Cacapon State Park with scenic views, hiking, mountain biking trails, fishing and swimming is a quick drive.
The unique two-story built into the mountainside features floor-to-ceiling windows, a back deck with a grill, and a screened-in porch all surrounded by towering trees where you can soak up the infinite green during warmer months and brilliant foliage in autumn. Keep your eyes out for deer families and birds, plus the occasional bear!
This tranquil and majestic setting offers year-round hiking and scenic views as well as kayaking and canoeing in the summer. In the winter, ski just 25 miles away and then get cozy by the fire. Explore the area's natural beauty at nearby Cacapon State Park, Berkeley Springs State Park, Prospect Peak Overlook, Paw Paw Tunnel, and Morgan County Observatory. Take advantage of the famous warm springs and treat yourself to a massage or spa service. It's a short drive to the best of West Virginia including Harper's Ferry for whitewater rafting and the Appalachian Trail Observatory.
The entrance to the home, which is built into the mountainside, is on its upper level. The top floor features a full bathroom (tub/shower) and one bedroom with king bed, desk, and a private balcony. The second upstairs bedroom also has a private balcony, new Queen -XL Twin bunkbed as well as a highchair and travel crib with infant/toddler mattress stored for our youngest guests. The lower level has a newly renovated full bathroom (tub/shower) next to the third bedroom, which has a queen bed, desk, and doors to the adjacent side deck. The open concept great room - stocked with games, puzzles, kids corner, TV (need to provide personal login for apps) and movie collection - looks out on a spacious deck surrounded by towering trees. Enjoy Berkeley Springs many local take-out options or home-cooked
meals in the dining area or on the screened-in porch. The kitchen is stocked with cookware, fresh spices, and locally made pottery.
Your stay in the Coolfont Mountainside Community includes a playground and + private pool and hot tub open Memorial - Labor Day. Just up the road are a local brewery and Coolfont resort's Treetop restaurant and year-round indoor pool (day passes can be purchased).
No smoking nor pets are allowed on the premises. The Coolfont community prohibits campfires on all properties. Note that depending on your personal service provider, cell phone reception varies.

House Rules & Checkout Instructions
This property is non-smoking, sorry no pets permitted.
So emergency vehicles can access the surrounding roads and properties, please do not block any driveways, roads or intersections nor park along the community roads.
Please do not exceed the number of vehicles driven per the number of bedrooms (max 3 vehicles permitted).
Check in time is 3 pm or anytime after. Please call our office to see if any early check in is available the day before or the day of your arrival.
Check out time is 12 noon promptly. Our housekeeping staff travels a great distance, please depart no later than 12 noon.
Please bring your own personal hygiene products (shampoo, soap, toothpaste, etc).
Please bring any spices and cooking preparation items (oil, foil, wax paper, etc).
The internet logon information is located on the refrigerator
We have a rental agreement that we email to you to electronically sign.
While we want our guests to enjoy their visit, please be respectful of the neighbors by refraining from playing loud music or any unacceptable behavior, no noise level that would disturb any neighbors.
Guests must be twenty five years of age or older to rent this property.
CHECKOUT INSTRUCTIONS:
Check out time is 12:00 noon promptly.
Please do not leave any perishable food in the refrigerator or freezer, condiments are acceptable to leave.
Please bag all trash in a standard trash bag and ensure all recyclables are bagged. Garbage service will not remove any non bagged trash.
Place your garbage in the trash box at the driveway entrance. Please call the office for trash pick up if garbage is overflowing.
Please wash all your dishes or start the dishwasher.
Please turn the thermostat to the gas fireplace to the lowest setting.
Please turn off all lights before departing. Ensure all windows and doors are closed and locked.
During summer months, please set air conditioning to 75 degrees.
During winter months, please set heat to 55 degrees.
Please return the key to the lock box and roll the lock box numbers on all zeros (0-0-0-0). Ensure you leave the key in the lock box for housekeeping to access the property.
Please leave the cabin in an orderly and reasonable condition, our housekeeping staff works very hard to make the properties sparkle. Gratuity is appreciated for the housekeeping staff.
