Bathroom: Bath With Shower Attachment, Toilet. Enclosed lawned garden with patio, decking, garden furniture and barbecue. Access to 22-acre estate and lake (shared with owner). Electric vehicle charging point. Private parking for 2 cars. . Originally built in 1896, Spilstead Barn has been converted in 2018 into a delightfully welcoming holiday cottage. Still used for livestock and farming today, the 22 acre estate sets the scene with stables greeting you opposite the front door.
You enter into the open plan living area, with a modern kitchen, shower room and the sitting and dining areas. You can see exposed glimpses of the original barn, with the beautifully restored beams cleverly separating the spaces. An extra touch of luxury has been added too, with new underfloor heating downstairs to keep your toes warm in colder months.
The stairs lead you onto a large landing with soft, deep pile carpets and a cosy reading corner. There are two bedrooms, one a twin with lovely oak furniture, and a master bedroom at the far end with king size bed and fabulous views over the estate. There is also a smart shared bathroom to unwind in after a day out visiting the local towns and natural beauty of 1066 country.
Outside you have a private, fully enclosed garden. With children and dogs welcomed, this is a perfect space for them to play while you relax on the decking and enjoy some shade and a book under the parasol. When you are ready to explore a little further, head out of the gate and the hidden gem of Spilstead Barn is reached by a glorious half mile walk. Stroll past the paddocks on a tree-lined avenue, along the old vineyard which meets the open fields, and you will find the beautiful, secluded private lake. With a picnic table and small rowing boat awaiting, you can dip your toes in the water, enjoy a spot of fishing or even take a leisurely swim around the island.

Swimming at the lake and use of the boat is also allowed with prior arrangement, and at your own risk. Please ensure children are supervised at all times. Life jackets are provided.

Lovely cottage in a stunning location with very welcoming hosts. Just what we wanted for our break this year. The local area is very dog friendly and we visited a few castles and Battle Abbey (albeit just outside because of covid this year). The Queens Head is a fantastic local dog friendly pub where we enjoyed a meal. Hastings is close by, with an old town area well worth exploring. This is a wonderful place to stay.
This is a wonderful place to stay. Well equipped down to the finest details and is outstandingly clean. The photos don’t do the property justice on how spacious and modern it is. The two bathrooms are an added bonus. The owners are warm and friendly and leave lovely welcome treats. The grounds are stunning and the walk to the private boating lake is breathtaking. This holiday cottage is fantastic! Downstairs is small but so well-designed that you have everything you could possibly need, and the upstairs is spacious, calm and comfortable. But the real joy of Spilstead Barn is outside - a pretty, fully-enclosed garden leads on to acres of beautiful land which guests are free to roam. The horses stables are just feet from the front door, and my daughters were encouraged to spend time grooming them. A short walk through peaceful fields leads to a small lake with rowing boat, where we saw herons, frogs, foxes and much more. If you love nature and the outdoors, this is the holiday home for you! We loved staying at this property.
We loved staying at this property. It had everything we needed and was close to so many attractions. We went into Hastings one day, Camber Sands another day and took advantage of the little boat on the lake at the property another day. We also enjoyed a couple of dinners outside, overlooking the beautiful gardens. The hosts were lovely and the bottle of fizz and fruit cake were a welcome treat. We had a wonderful week's stay at Spilstead Barn over the August bank holiday with our 3 young boys. A travel cot and high chair were provided which was great. We found the cottage spotlessly clean and it had everything we needed. We loved eating dinner in the garden, overlooking the fields. The owners were welcoming and my son loved that he got to stroke the horse! We enjoyed going out in the rowing boat on the lake and even had a swim as it was so hot! Lots of family friendly places to visit nearby. We will definitely recommend to family and friends.

Spilstead Barn is in a quiet, peaceful location and was great for visiting a number of enjoyable places especially beaches for walking. The property was well equipped for our week and the owners input (not intrusive) helped us, as we were new to the area. The walk down to the lake was quiet and there was a chance to relax by the lake or take the rowing boat out. We had a good week of weather, and we were able to enjoy all our visits and then return to the Barn to relax.
