this lovely restored house with every comfort, with 2 bedrooms, a mezzanine, a large living room, a large bathroom and 2 terraces, waiting for you to spend holidays in the countryside, 2 steps of a village classified and character, with stunning views of the Ardeche.
You will have a large open garden of 2500m2, with parking in the immediate vicinity of the house for 2 cars.
Access 5 minutes walk to the beach and the medieval village.

Perfect getaway!

Beautiful Balazuc
My wife & I stayed in this charming home for 2 weeks in Nov/Dec 2019. The house was clean, comfortable & cosy with log fire, good wifi/TV reception, excellent cooking facilities and quality bedding & linen. Nothing more you could wish for. The location and panorama was breathtaking. Sitting on the terrace listening to the Ardèche River flow by while drinking vin rouge was “ si adorable”. The welcoming gifts were also much appreciated. A beautifully finished property in the stunning town of Balazuc. Lots of good hikes nearby which can be finished with a swim in the river. (Note: no bakery within walking distance. You will need to drive to get your morning croissant!)

Wonderful Views, Charming Home
Perched on a hilltop above the Ardèche river, you couldn’t find a more pleasant, beautiful space to spend your days. The home has all the amenities and is quite comfortable. Our favorite was the amazing views from the patio. The river and village are steps away and yet we felt a calm seclusion of the gorges. Our hosts were generous and patient with their time. Simply an exceptional place and we hope to return some day! Thank you!

Ein absoluter Traum
Wahrhaftig eines der tollsten Ferienhäuser, die wir jemals bewohnen durften. Es ist noch schöner, als auf den Bildern. Die Lage am Ende der Straße mit Blick über die Ardèche ist einzigartig. Das Haus ist absolut sauber und geschmackvoll eingerichtet. Der Check-in war problemlos und Julie im Bedarfsfall jederzeit gut für uns zu erreichen. On a stunning secluded location near town with a 240deg view in the mids of an hystoric Canyon
Stunning location, end of the road, near/above the river in the gorge, with 3 terraces for all day sunshine or shade. A hystoric house, well kept, with on going investments. New kitchen, new bathroom, new heating. And soooo privately located but still nearby town. Highly recommended

Ein wunderbarer Ort
Julies Haus ist sehr geschmackvoll eingerichtet und der Ausblick von der Terrasse einfach grandios. Wir haben es sehr genossen, zu Fuß mit den Kindern über hübsche Pfade sowohl direkt zum schönen Badeplatz unterhalb des Hauses als auch ins Dorf laufen zu können. Absolute Empfehlung!

Drohnen über Balazuc
Wir haben eine sehr schöne Zeit rund um das tolle Anwesen verbracht. Das Wetter hat Anfang Juni alles gegeben, Sonne pur. Daraus hat sich der Einzige, erwähnenswerte Punkt ergeben - es fehlt der Sonnenschutz auf den Terrassen. Der vorhandene Sonnenschirm verträgt überhaupt keinen Wind und war somit nicht nutzbar.

Enchanting character house, with fabulous views
We stayed here in September 2021 and have been looking for an excuse to return ever since. The property is a beautiful stone building with a breathtaking view from the terrace, it's surrounded by gorgeous greenery and near the river Ardeche, (about 100 m). Great care has been taken by the owner to create a cosy country feel. It is clean and very well equipped with everything you need to enjoy cooking and relaxing. Each morning we woke up to glorious country heaven. Remote enough to completely unwind in the peace but close enough to picturesque towns Balazuc, Ruoms, Lanas, Vogüé and Labeaume. The large variation in altitude guarantees a rich variety of trees, plants, and flowers, the area around the property is excellent for spotting all kinds of birds such as nightingales, golden orioles, cuckoos, red kites and bee eaters. It's also a great location for exploring local areas of interest, we particularly enjoyed visiting Grotte Chauvet 2 Ardèche, recreating the magic of the UNESCO World Heritage listed Chauvet cave in a beautiful 20 hectare park. We felt so lucky to have the house to ourselves again for a week this Spring. The photos don't do the place justice all all, everything is much more stunning in real life. We couldn't recommend this property more highly.

Hors du temps...
Jolie maison familiale perdue dans un superbe cadre pour notre plus grand bonheur... sachant que Balazuc est à 2 mn à pieds. et l'accès à une plage en 5mn ! Cette situation permet d'oublier la voiture sur de courts séjour et/ou constitue un très bon point de départ pour découvrir la région!

Traumhaftes Haus in mehr als traumhafter Lage…
Das Haus liegt wie es die Bilder erahnen lassen an einer Klippe der Ardeche-Schlucht. Der Blick ist der Wahnsinn. Julie ist sehr bemüht und herzlich! Wir hatten eine ganz tolle Woche mit unseren Kindern, direkt unten am Fluss (ein kleiner Trampelpfad führt vom Haus aus direkt zur Ardeche oder in den zauberhaften Ort) oder aber auch vorne im Ort unterhalb der Brücke. Dort kann man von den Felsen ins Wasser springen. Auch Ausflüge zum Pont d‘Arc haben den Aufenthalt abgerundet. Durch seine Lage ist es im Haus so etwas von ruhig, wie man es sonst nur selten erlebt. Das einzige was uns gefehlt hat, war ein Schrank oder Kleiderstange um die Koffer auspacken zu können. Julie ist schon auf der Suche nach einer Lösung. Vielen Dank Julie, wir kommen bestimmt wieder.

Superbe maison et supers hôtes
Le séjour chez Julie fut très agréable, la maison est très bien placé avec une presque plage privative à même pas 10mins. Très bien équipé et fonctionnelle cette maison est parfaite pour se reposer et admirer les gorges de l'Ardèche depuis toutes ses terrasses. Je recommande très largement !! Merciiiiiii
