A villa in an oak park.
A wonderful panorama from the top of the 'Colle delle rose', 600 meters above sea level. above sea level at the borders of Umbria and Tuscany. The villa includes the garden around the swimming pool and a park of centuries-old oaks. The road that climbs the hill passes through an oak forest which has formed a large green tunnel on the road. Perfect privacy, private pool for guests only, the main road is 400 meters down the hill.
The peculiarity of the place, in addition to the panorama, is THE CLIMATE, characterized by a fresh afternoon breeze.

Un lieu extra
La maison est située au calme en hauteur avec vue sur le lac. Nous étions 10 et avons passé un excellent séjour. Il y a de la place pour tous. Le jardin est ombragé et il y a deux endroits pour manger à l’ombre. Gian Franco a été aux petits soins pour nous. Merci !

Haus capria
Es war ein typisch altes italienisches Haus, aber dennoch gemütlich und das Haus hatte viel Platz. Nur bei schlechtem Wetter sind Wohnzimmer und Küche zusammen klein für 8 Erwachsene. Es ist eine wunderschöne Gegend mit einem sehr schönen Kratersee, dem Bolsena-See (der See ist der größte in Europa). Sie müssen Italienisch sprechen, da sie kein Englisch sprechen. wir hatten einen schönen Urlaub.

Ho passato il fine settimana nella casa vacanze del Sig. Gianfranco con mia moglie ed i miei due figli per riposarmi e visitare la bellissima zona della Tuscia. L'intera proprietà è ben curata, piscina pulita ma l'acqua era un po' fredda. La vera meraviglia è il panorama che si gode sulla vallata del lago di Bolsena. Il proprietario è stato gentile e disponibile, ci ha fornito la legna per il camino.

Lovely location property could be improved
The owner met us to check us in, but returned that evening while we were eating. Having interrupted the meal he wanted 300euros in cash as a deposit. He said he'd return next day. However, by then we realised that the downstairs toilet and drains were blocked as were 2 of the upstairs showers. There was no hot water in some. On return he waived the deposit and over the next 2/3 days fixed the plumbing and boiler. The kitchen is not adequate for a large number of people. Equipment is extremely old and poor quality. Some beds are also very rickety. As mentioned in a previous post the system of refuse disposal needs improvement. The location and space is superb. The pool is large and well kept. We had a lovely holiday. But the owner was unwelcoming and frequently in evidence about the property as if checking on us. He came to check the property before we left and thanked us for being good residents. He also brought bottles of his homemade wine on two occasions.

Uhumsk køkken, der var myrer invasion på køkkenbordet, støv og spindelvæv i stue og køkken, huller i sofa, og mug i støvsugere, kloakken på wc ved køkken løb over. Ulækre affalds forhold i køkken Mange mange fluer både ude og inde, da der lå en farm med lugt, nedenfor huset.

Ett härligt hus för stora sällskap
Vi var fyra familjer, 14 personer, som hyrde fastigheten. Huset är generöst och poolen är perfekt. Läget på höjden gjorde att det alltid var lite blåst. Sovrummen var väl tilltagna, och hade både myggfönster och solluckor. Köket var stort och lättarbetat, men skulle kunna uppdateras vad gäller delar av utrustningen (skärbrädor, arbetsytor) men var fullt fungerande. Mottagandet av ägaren är trevligt, och han anstränger sig för att man ska ha det bra. Han behöver dock arbeta med sin engelska (som löstes genom en översättningsapp). I det hela var vistelsen till belåtenhet, och till det pris som vi betalade tycker jag att det är ett fynd!

Week-end indimenticabile
La villa si trova su di un incantevole collina con un panorama unico, non dimenticheremo mai i tramonti sul lago di Bolsena ed i profumi della campagna in fiore. Tutto ben curato e pulito, dalle camere al giardino. Nel salone è presente un camino che abbiamo acceso con la legna fornita dal proprietario che si è dimostrato gentile e disponibile. Ritorneremo sicuramente nella casa vacanze del Sig. Gian Franco, magari per le vacanze estive.

Residenza tranquilla per un momento di relax
Residenza ideale per chi cerca un momento di tranquillità con un panorama stupendo. Casa accogliente e dotata di ogni comfort e pulizia perfetta. La piscina invece, dato il periodo, era chiusa. Il proprietario è stato inoltre molto disponibile e gentile. Grazie!!

traumhafte Villa
Eine wunderbare Villa mit traumhafter Aussicht, der Vermieter war sehr freundlich und hilfsbereit, und hat uns sehr gute Tipps gegeben wir waren rundum zufrieden und haben die Ruhe genossen auch unser Hund hat sich sehr wohl gefühlt, daher freunen wir uns auf unseren nächsten Besuch! Un séjour agréable avec de belles découvertes
Un très grand espace très bien situé pour découvrir cette belle région à 15 personnes. La maison nécessiterai d'être un peu plus entretenue pour mettre en valeur ce grand jardin et l'espace de vie. La vue sur le lac est vraiment minime à cause des grands arbres. Mais la gentillesse du propriétaire nous a ravi ainsi que la tranquillité du lieu avec la proximité des merveilles italiennes. Le climat est agréable contrairement à la chaleur étouffante de Rome. Toutefois le vent capricieux nous a empêché de profiter du lac durant ces 15 jours et bien rafraichi l'air et la piscine en fin de séjour. Le service de ménage était inclu et M. Marcucci était toujours disponible et n'a pas manqué de nous gâter. Être si proche du petit bijou Bagnoregio pour se balader la nuit tombée et être transporté au bout du monde fut un vrai plaisir. Les soirées musicales à Bolsena avec vin et pizza furent un régal. Nous laissons maintenant les autres en profiter.

Wunderschönes Ferienhaus mit traumhafter Aussicht
Der Verwalter hat uns herzlichst begrüßt und mit einer Weinflasche seines Weines empfangen. Er war so nett und freundlich, hat uns gleich für nächstes Jahr wieder eingeladen. Die Größe des Hauses war für uns 14 Personen (zw. 19-27 Jahre) perfekt. Fünf saubere vollkommen ausreichende Bäder sind vorhanden. Die Terrasse ist sehr groß und schön, perfekt zum grillen und draußen essen. Der Pool ist riesig und auch zum schwimmen geeignet. Er wurde auch in gewissen Abständen von einem Poolboy gesäubert. Vom Garten hat man eine wunderschöne Aussicht auf den Lago di Bolsena. Das Haus war einfach ein Traum, die Gegend ist wunderschön mit ihren süßen Städten super geeignet für Ausflüge, auch zum Meer (ca 1,5 Stunden). Wir würden sofort wieder hinfahren!

Séjour très agréable
Villa avec superbe vue sur le lac. Dès notre arrivée Gian Franco nous a accueilli avec toute sa gentillesse et ses bons conseils pour profiter de cette magnifique région. Nous avons passé une quinzaine pleine de soleil et de baignades, nous reviendrons.

Tutto ok però....
E' vero tutto quello che dice l'annuncio. La vista, la piscina, e la pace sono meravigliosi. L'ospitalità squisita. Però ci sono un paio di cosette che non dice l'annuncio che (per me) sono fastidiose assai: Non c'è comunicazione tra il salone/cucina e le camere da letto, si deve uscire fuori per salire in camera. La puzza di stalla è davvero invadente (ci sono tante mucche vicino...). Le mosche, tafani e grilli ti assalgono tutto il giorno. Io ho avuto una villa al lago in campagna per 10 anni e mi rendo conto che ci sono tanti insetti. Ma qui si sta esagerando. Non ci sono zanzariere alle finestre e di consequenza non si può aprire per dare un pò d'aria se no ti entrano pure gl'elefanti. Basterebbero poche accortezze per rendere la villa alla pari con il prezzo che si paga. Il proprietario è stato gentilissimo ed ho menzionato tutti questi problemini a lui. Non so, però, se ci tornerò.

"Ein wunderbares, von Ros...
"Ein wunderbares, von Rosen eingewachsenes Haus in einer entspannten Hügellandschaft, rundum Ruhe, ein täglich gesäuberter Pool mit Seeblick, 1 Stunde zum Meer. Wir haben uns hier sehr wohk gefühlt ( 5 Erwachsene+ 4 Kinder von 8 Monaten - 6 Jahren, 1 Hund) und kommen sicher gerne wieder zu Herrn M.! A very beautiful house with a great pool in the middle of quiet landscape, enough space for all of us (5adults,4 kids 8 months-6, one dog), all equipment very family-suitable. 10 minutes to the Bolsena Lake, 1 hour to the Sea,30 min to Orvieto, 1,5 h to get to Rome.. The service of the houskeeper and the weekly maids was diligent and very comfortable and we felt very at home at the rose-covered Villa. We will definitely come back! "

"Même s'il est extrèmement discet et sympathique, le propriétaire passe tous les jours pour arroser et vérifier le PH de la piscine. les 3 atouts pricipaux de cette villa : vue superbe sur le lac, grande piscine et calme exceptionel.Bien noter également qu'il n'y a pas de communication directe et intérieure entre les pièces à vivre du rdc et les chambres à l'étage. Nous avons passé un excellent séjour grâce à la gentillesse du propriétaire qui peut vous indiquer les visites aux alentours."

"Nous avons passé un très bon séjour dans cette villa, la description qu'il y a sur le site correspond très bien à la réalité donc aucunes mauvaises surprises. A part l'accès un peu difficile, la villa est superbe et très bien équipée, la vue est extraordinaire et tout autour est très calme idéal pour se reposer après les visites de villes environnantes."
