Modern comfort in the heart of historic Georgetown! This newly built Studio House blends contemporary design with convenience. Walk to downtown's vibrant shops and eateries, or walk the River trail one block away to the Blue Hole and San Gabriel Park. Perfect for couples or solo travelers seeking a unique and stylish retreat. Experience the best of Georgetown from the cozy and centrally located "Green Room"!

The unit is located on top of our garage behind the main house. While it's just a studio, it's laid out very well with a distinction between living and sleeping areas. Full-sized bathroom, closet, wash and dryer, and small kitchen. There's a microwave, toaster, refrigerator, Keurig coffeemaker. In addition to the house being brand new, all furniture, essentials, linens, etc...are also brand new.

We live in the main house full-time, and were very intentional about making it as private as possible. We do use the garage, and may see you in passing, but respect your privacy and will be friendly if we see you :).

PLEASE READ***Up until recently we've had no parking issues, but recently had a large truck block the alley, our access to our garage, etc.... You may park in the designated parking space off the private drive isle. It's big enough for ONLY a mid-sized SUV or smaller. A truck or large SUV MUST PARK ON 10th St which is about one house distance away. From there, you walk on the private pathway to the stairs that lead to the front door. Access via keypad on the front door.
*** If you park anything larger than a mid-sized SUV in the designated space, the city will tow the vehicle. If you have questions about the vehicle size please reach out! :)

The private drive has multiple new homes that have been built in the past few years. It's a mix of young professionals, older individuals, and everyone is friendly but generally keeps to themselves.

*Please have fun, but treat our home as if it was yours! :)

**Guest agreement: We use a 3rd party for guest/owner insurance and guest agreements. After booking, you'll get an email/text from a company called "SuperHog". Once you enter your info and have signed the guest agreement, you'll be giving a CHOICE to:

1. $20 non-refundable damage waiver*(most common choice)
2. $500 FULLY refundable damage deposit.
3. Pay $0 and assume the liability for damage.

Depending on which option you choose, you'll be covered for accidental damage. Most People choose the waiver, but totally your call :)
