OUTDOOR AMENITIES
Guests looking to enjoy the Texas weather will love splashing around in the sparkling swimming pool, firing up the BBQ grill, and roasting marshmallows over the fire pit under the large deck. This area is fitted with outdoor seating and a large 55" flat screen TV to enjoy a football game or your favorite film! The backyard is also home to family-friendly games like a regulation horse shoe pit and bag toss boards.
THE HOME
This 5BR luxury property opens into a large front living room equipped with a 55" TV and comfortable furnishings - well suited for entertaining! Just off of the living room is a chef's kitchen with modern appliances and a dining area with seating for 8. Past the kitchen is another formal dining room with seating for 8, as well as a full guest bathroom with a walk-in shower.
A hallway off of the formal dining room leads to the stairs and Master suite - the crown jewel of this property! The Master suite features a King size bed and french doors leading to the backyard/outdoor amenities. The Master Bath is fitted with a large soaking tub and walk-in shower so you can unwind after an adventure around town. The large walk-in closet of the Master suite is fitted with a twin size trundle bed which sleeps 2.
A hallway off of the front living room leads to Bedrooms 2 and 3, each fitted with a Queen size bed, and a guest bathroom with a shower/tub combination. At the end of the hall, Bedroom 4 boasts a King size bed and en suite bathroom with a shower/tub combo.
Upstairs, you'll find a luxurious second living area flooded with natural light and fitted with a 55" flat screen TV, comfortable seating, a mini bar and a small mirrored workout area. There are 3 different seating areas upstairs including a queen sofa sleeper. Bedroom 5 is also located on this floor and features a queen size bed and full size bathroom. A large deck can be found through the double doors and is the perfect place to sit back and enjoy a good book under the large umbrella. The deck overlooks the backyard and sparkling pool and has a staircase which provides easy access to the all of the outdoor amenities.
Another quick flight up the stairs from the second floor leads to the "Bird's Nest" - a peaceful spot on the third floor of this home offering additional privacy and gorgeous views of Austin.

HOUSE LIMITATIONS
We’re happy to host your special occasion, but please note this property does not operate as a venue and is located in a quiet residential neighborhood. No bachelor parties or any other parties/events of any kind are permitted. Reservations are for families, groups of responsible friends with children, and corporate retreats only. No guests under the age of 25 are permitted without a parent or legal guardian.
The home is in a quiet residential neighborhood and the below rules are strictly enforced. Carefully consider these prior to booking:
1) This is NOT a party residence. The home is best suited to families, families with young children, family reunion, business travelers, and those looking to getaway for some R&R. ABSOLUTELY NO BACHELOR, BACHELORETTE PARTIES, FRIENDS REUNIONS, OR FRIEND/PARTY GROUPS OF ANY KIND! If a party is thrown during your stay, your reservation will be quickly terminated. This will be policed with video cameras and noise monitors.
2) Per residential regulations, outdoor activity is prohibited between 10 PM and 7 AM. No loud music and no music with slang or offensive language is permitted. This will be policed w/ decibel meter devices.
3) There is limited parking for 4 cars in the driveway. Street parking is not permitted per the HOA and your cars will be towed. Please also drive slowly as there are many children, as well as deer, in the area.
4) No wood burning fires. Please use the propane fire pit provided. Fireplaces are for decorational purposes only and not for use.
5) The pool can be heated to 84 degrees for $200/day. Please provide 24 hours notice if you'd like to heat the pool.
