Our outdoor amenities, such as the dining areas and grill, are exclusively reserved for your private use and are not shared with anyone else.
Smoking, prolonged drinking and partying are strictly prohibited on our premises. If you are a disruptive, noisy, or disorderly group, our space is not suitable for you. Please be aware that our property is equipped with outdoor cameras and noise sensors.
To ensure a comfortable stay for all guests, we strictly enforce a maximum occupancy of 14 people. The quiet hours are from 10:00PM - 7AM CST every day of the week and year.
This home is a duplex, it consists of two side by side townhomes with a large private backyard. The fence divides the backyard and has a large rolling gate which provides access from one backyard to another.
PARKING
The driveway will comfortably fit 2 mid-size cars or 1 SUV. We also have plenty of free street parking available.
CRYPTO MINING
We don't allow any crypto mining or similar activities at our home.
ANIMALS
In order to maintain an allergy free unit for our Airbnb guests, we can only accept Verified Service Animals (submit certification papers please).
BASICS
No THC/herb/tobacco preparation indoors.
No candles.
SMOKING
We allow smoking outside.
No smoking inside of the home under any circumstances. $500 fine will be automatically charged if you smoke inside the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.
QUIET HOURS
Quiet hours are from 10:00PM - 7AM every day of the week and year.
EVENTS
No parties, events, or gatherings of more than 14 people are allowed at the home at any time, unless approved in advance by the host. The maximum occupancy is 14 guests, if this is violated during your stay you will be charged an additional $50/person. If the home or grounds are left in a state that requires more than regular cleaning, we will charge you the additional costs charged to us by the cleaning team + any damages.
EARLY CHECK-IN & LATE CHECK OUT
Early check-in and late check-out will be subject to an additional fee depending on the additional time required. Up to one hour is $35, 1-2 hours is $60, 2-3 hours is $85 and 4+ hours is the cost of an additional night.
PESTS
Our backyard is surrounded by large trees that create incredible atmosphere for our guests to enjoy. Proximity to the trees can bring bugs, mosquitoes, and other lovely creatures.
To ensure that there are no unwanted visitors in the townhome;
Garbage must be sealed and taken out daily.
Food should be put away/not left out.
Spills should be promptly cleaned.
Keep the indoor front doors closed, and the sliding screen window shut.
ACCIDENTS HAPPEN
If something breaks, is damaged or stained; please let us know immediately so we can try to fix/replace or stain treat the item promptly before our next guests arrive.
OTHER

If personal items are left behind a fee of $25 + shipping costs will be charged back to you.
We have 3 video surveillance actively recording devices on the front of the house and 2 devices on the side of the house facing the driveway and the gate. All cameras are on the exterior of the property. We also actively monitor decibel levels inside the home using smart home device. The device is located on the ceiling between the kitchen and the hallway. It doesn't record audio or video.
We have two storage closets in the bathrooms, two water heater closets and two storage cabinets in the laundry that are owner access only.
Furnishings and amenities will be as described whenever possible. If an item is damaged/broken/lost the owner will restock as soon as possible. Items in description/pictures are not guaranteed.
If there is an emergency, the owner reserves the right to enter the property or assign another person to enter the property on his/her behalf.
When leaving the property please ensure that all the exterior doors and windows.
Please limit the usage of the washer to three loads per day. We want to make sure not to hurt the septic system. Also, when doing laundry please only use plant based detergent that is already provided as to not harm bacterial action in the septic.
LIABILITY
The owners of the home do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the vacation rental, including but not limited to claims for personal injury or property damage/loss. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of anything arising from their use of the premises or others whom they invite to visit the premise.
