Enjoy 5 private accommodations, pool, pickleball, basketball, and pool house with a poker table and billiards. Ideal for wellness retreats and corporate gatherings.

The Den: Indoor-Outdoor Bar

The Den Pool House features a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access.

The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQ’s, a fire pit and Smart LED-TV. To keep your guests entertained we’ve added a brand new pickleball/basketball court and a beach volleyball court. You’ll also find a covered picnic and viewing area and loveseat swings to watch the action. At night, roast s’mores over one of our fire pits.

Guest Access:
Our guests will have full access to our 10-acre property and all its cabins and amenities. There is plenty of onsite parking for all your guests. Some of the closet spaces are closed for storage supplies.

The Neighborhood:
Dripping Springs, Texas is a beautiful destination surrounded by stunning hills and oak trees. It is located west of Austin in the Texas Hill Country. The city is an agricultural Mecca; here you can tour the olive orchard and mill or many of the wineries nearby. Dripping Springs has earned the nickname of the “Wedding Capital of Texas” for its scenic beauty and is home to some of the most beautiful places in Texas. This city is surrounded by various state parks for hiking, swimming, and fishing. Dripping Springs is the perfect family-friendly destination, offering everything you need for an unforgettable getaway.

Getting Around:
A car is a must in the Texas Hill Country. Some local companies offer guided tours that take visitors to popular destinations, wineries, and attractions in the area.

Local Attractions:

- Pedernales Falls State Park is a state park in central Texas. Located about 25 miles west of Austin, the park is on the Pedernales River which is 14 miles southwest of the river’s mouth at Lake Travis. There are many activities to do at this park including: swimming, tubing, wading and fishing. The park also has a number of picnic areas along with campsites.

- Reimers Ranch is a smaller country park located in Travis County, Texas. The canyon and forest preserve sits along the Pedernales River and is frequented by rock climbers and mountain bikers. The park is home to the Reimer’s Ranch Trail, a 13.2 mile moderately trafficked loop trail that features beautiful wild flowers and other various activities.

- Westcave Preserve is a 76-acre expanse that provides gorgeous views of the Pedernales River. The Westcave Preserve Trail is a 0.7 moderately trafficked out and back trail located near Round Mountain, TX. Near Dripping Springs, the Preserve has some incredible geologic rock formations including a cave and the best way to explore this spot is by foot.

- Dripping Springs Distilling - Small Batch Vodka is located just 5 minutes away. Dripping Springs Vodka is the first and the only North American Vodka to win a Gold Medal and the Vodka Purity Trophy at the prestigious International Wine & Spirits Competition. Handcrafted in small batches and micro-distilled twenty times in our proprietary 50-gallon copper pot stills, each product is finished with pure, mineral-rich Hill Country artesian spring water that will take you to the Hill Country with every sip! A must visit!

House Rules:
- 4 children under 2 years old won’t be charged. Any more than 4 or anyone over 2 years old will be charged.
- Smoking is NOT allowed.
- Pets are allowed for an additional fee, up to 4 pets maximum.
- No shooting guns on the property.
- Fireworks are not allowed.
- No parties, events are allowed without supervision from our events team.
- Primary guest must be at least 21 years old.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Neighborhood has a strict NO NOISE policy from 10PM - 7AM, so please help us be good neighbors :)
- For the safety and enjoyment of viewing the exotic animals, kindly keep the front property gate and the rear gate for the animals securely closed at all times.
-Lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.
- There are several fire pits on site for guest use. We kindly ask you to bring your own supplies and extinguish any flames/coals after each use.
- Security cameras are on the exterior of the Pool House building not facing the pool and on the entrance gates.
- If any furniture is moved, please place it back in the original space where it was found. Fees may apply
- The deer are beautiful but please keep your distance and do not enter their gated habitat - this is private property :)

Pool Rules:
- No lifeguard on duty. Swim at your own risk.
- Supervise children at all times.
- Please rinse off any sand from the volleyball court before entering the pool.
- No glass is allowed in the pool or pool area. *Additional fees may apply if glass is found in the pool area.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Awesome family gathering
We had an absolutely wonderful stay at this property! It was perfect for our family reunion, with multiple units that allowed everyone to have their own space while still being close together. The hosts were incredibly attentive—any time we had a question or a need, they responded quickly and made sure everything was taken care of. The pool was beautiful, and we loved having barbecues and watching the sunset together—it truly made for an unforgettable experience. Our group had a blast organizing pickleball tournaments, and we also enjoyed exploring the neighborhood, which offered some fantastic distilleries and beautiful hiking trails. There was something for everyone, and the combination of the great amenities at the property and the local attractions made our stay extra special. Can’t say enough good things about this place; we highly recommend it and would absolutely stay here again!

There were 10 of us that stayed here for our annual work retreat. We like that it had a pool and pickleball (although we didn't use either one). We had some team meetings in one of the units and it worked pretty well for us.

Great spot for groups!!
I hosted my fantasy league's draft here and it was a huge hit. We had about 15 people onsite, including spouses, and I don't think it could have gone any better. My wife and I liked the fact that there's a bunch of separate houses so you can have fun at the pool (which was amazing) or the on the sport courts with the whole crew, but are also able to retreat to privacy. Really great place for any big group occasions right in the middle of Dripping Springs with quick access to all the Hill Country has to offer. Would gladly go back!

Very easy process, the pool, BBQ and games room made the trip. Having multiple houses within the same complex made it easy to take a rest and not be concerned with noise or being disturbed by other guests. The communication from the property throughout was great and some really nice wineries nearby. We'd have no problem booking this location again.

A Pickleball of a Good Time
From the moment we stepped onto the property, it was clear we were in for a real treat—this VRBO is an absolute ace! Nestled in the scenic hill country, the views were nothing short of stunning, giving us a picturesque backdrop to enjoy our team getaway. The property itself was a perfect match for our ladies pickleball team, offering ample space for all of us to relax, laugh, and share some great moments. The pool house became our communal hub, where we could all gather after a day of serves and volleys, making it easy to keep the team spirit alive off the court. Speaking of courts, the sport court was a total hit! We had a blast playing pickleball on our own private court, complete with spectacular hill country views—a definite grand slam feature of our stay. It was fantastic to practice our dinks and drop shots in such a beautiful setting, adding an extra layer of fun to our team trip. We left with our spirits high and our bonds stronger, all thanks to this fabulous VRBO find. We wouldn’t hesitate to book another stay—this place has definitely scored all the points with us! Highly recommend for any team looking to net a memorable escape with a mix of relaxation and recreation. Get ready to serve up some fun and volley for the win in this delightful property!

Not worth the money! Property not ready for guests!
For the price you pay for this rental you would expect that everything would be ready for family. It was not! The grass was over a foot high in all the cabin yards. Sticks, leaves, oak moss all over the driveways. The kids could not play in the tall grass, the play set and not even adults or dog could walk in the yards. This is a rural area where snakes and so forth can be found so this issue was indeed a safety factor. Called property manager and response was that no one had checked property before we checked in and lawn guy would come early the next morning-he arrived around noon and for over 3 hours we had to deal with a large zero turn mower, riding mower, weed eater, blowe, etc. Kids had to remain inside and the inconvenience of getting lawn work done on the time we paid for to play and relax for Easter weekend. The stove in the main house was broken, no hot water in the Perdanales cabin, banging shed door against bedroom wall all night, WiFi connection and TV not working in 4 other cabins. Ice machine broken. The basketballs for basketball were all flat. Kitchens were not stocked with kitchen towels, paper toilet holders were broken in most bathrooms so toilet paper was sitting on floors or counter next to commode. Most if the 5 cabins need repairs and updates-especially for the price you pay. My main disappointment was that management did not have the property in order for our arrival and did not check anything prior. No one should have to call the property manager

Great!
Overall an amazing stay. We hosted a very small wedding and it was perfect. Everyone had their own space but really enjoyed the common areas around the pool. Close proximity to the local attractions. A few minor maintenance marks that were missed but nothing that ruined our experience by any means. We would definitely recommend this property!

Amazing property for large groups
We had our annual friend vacation weekend here over Labor Day weekend and everyone was SO impressed with the property!! The little houses were clean and cozy. Everyone had enough space. We spent most of our time in the pool house and on the deck by the pool. The views were great and we enjoyed seeing the deer. It feels remote but you are very close to town and to the grocery store (H‑E‑B of course!). Definitely going to keep this in mind for any future reunion weekends.

Perfect family place
This was the perfect place for our family! We enjoyed the pickle ball, volleyball, basket ball and pool the most! Great experience for everyone as the kids had plenty to do. We especially enjoyed watching the wildlife behind the property fence. The host was very responsive to our questions even in evening hours. They went above and beyond providing extra air mattresses and blankets for the kids to have their own space in the pool house. Highly recommend and will be back again!

Nice Property
It was a nice property but maybe not for what we intended it to be. It would be great for a bachelor/bachelorette weekend or a large family maybe but not meant for a business retreat (which is on us). The one thing I will say is that there's a reason there aren't pictures of the "largest" house with the 4 bedrooms. It is small, it seemed to be a couple of double-wide trailers connected together to create one "house," and one bedroom could have easily been a closet. I expected it to be the most comfortable but it was probably the least. The casitas were adorable which was nice. Unfortunately, the pool house was pretty dirty; although the pool and outdoor areas were beautiful.

The property was amazing! Although the houses are very small we were able to make it comfortable for everyone. There are exotic animals running freely on the back of the property which was super enjoyable to view while sitting by the pool. The pool house is definitely the highlight of the property but don’t expect to play pool as there were a random 5 balls available(a bit of a bummer). Overall I would recommend staying here if you are looking to relax and sit back by the pool and play the occasional game of basketball. Be sure to reach out to the host well in advance to get details for your stay. Once we got on property, they had no communication with us. If it weren’t for the maintenance manager being onsite when we arrived we would’ve even received the gate code. I tried reaching out by email and phone multiple times with no response.

Great weekend
Had a great stay at the property. The pool house was awesome. Everything was very nice inside the rooms. Few things to work on because of price of the listing, A/C definitely struggled in multiple casitas, TV remote in pool house does not work, and some Wi-Fi passwords would not work. Overall would recommend to anybody with a big group. Also, would be nice to have a map outline of the property and where all casitas and amenities are located.

Family Life Celebration
We thank the host for paying attention to our needs. Our family needed this wonderful atmosphere and space to celebrate the life of a very special member from our family. The pool house was perfect for the family to share stories, play pool, 42 and washers.

Lots to see and do
This property handled our group of 14 with only a few bumps including the coldest winter in decades. Getting to walk in a deer paddock was a treat. Disappointments included no water in the hot tub, and the ping pong table was not useable (warped and bumpy). The units were comfortable and warm after we figured out how to run the AC units. Everyone in my family from age 9 to 68 told me they had a wonderful time. Our shared photo album on phones is proof that this was a great place to gather even in the winter. The pool house was fun for pool and poker and hanging out.
