Be settled in the heart of midtown and a few steps away from the famous Piedmont Park. Enjoy over 30 local restaurants by foot within 5 mins or less, 20 different bars and nightclubs located on the renowned crescent ave, 10th st and piedmont are within a short walk of 5 minutes or less. Whole foods market is less than a 5-minute walk.
Marta bus and the train station is two blocks away. This area has the most populated Bird/scooter area in Atlanta. Driving is ok but isn't needed. There are many dining, shopping, and entertainment options steps away from the property.

*** Public parking is available for free "if" available on 12th Street and the corner of Peachtree. Paid parking is available inside a secured gated garage directly across the street or paid parking lot one block away. Please pay attention to all signage wherever you choose to park. We are not responsible for towing***
Two guests are included. A 3rd or 4th guest may stay for an additional $25 per night via a pullout sofa or air mattress depending on the unit.
We require a $100 fully refundable deposit that will be billed during your pre-check-in process.
**Please note that this building is a 3-story walk-up and does not have an elevator.**

Booking Rules:
You must be at least 21 years of age to book with us. Upon the review of your booking, if we find that you do not meet our age requirement, your reservation will be canceled. We require a credit or debit card with a matching ID for verification purposes only. The provided card and ID must match the reservation name. Any discrepancies or suspicion of fraud could result in the cancellation of your booking.
Deposit:
We require up to a $200 fully refundable deposit that will be billed during your pre-check-in process. Any of the available food/drink items can be enjoyed at your discretion and will be charged against your deposit. Any additional cleaning outside of standard cleaning and/or any damages may be billed against your deposit. Any fees incurred over the $200 deposit will need to be paid upon checkout. All or part of your deposit (depending on the activities of your stay) will be refunded the day after your checkout and will appear back in your bank in 3-5 business days.

A maximum of 6 people is allowed on this property. Please contact the host for special occasions. Owner consent is required and is at their discretion. Proof of any parties by management will result in immediate eviction and an automatic $250 fine.
* NO SMOKING ALLOWED. NO EXCEPTIONS. *
Smoking WILL result in a $250 cleaning fee and may also include a $250 building fine. If an incoming guest must be compensated or relocated if the smoke is able to be cleared, you will be responsible for those fees as well.
* NO PETS *
Any pets in our unit will result in a $100 fee (plus the cost of any damage) and a $200 building fine.
* PARKING *
Parking is free on the street but very limited. Paid parking is available directly from the building via private/covered paid parking garage. Rates our hourly but have a daily rate of $25 per day. Also, there is a secure paid public parking lot available a half a block from the property for $17 per day.
*PHOTO AND VIDEO SHOOTS *
Photo and video shoots for commercial use are strictly prohibited without the prior consent of the owner and an additional usage fee of $250 per booking (Photo Shoot) and $400 per booking (Video Shoot). The fee will be collected after booking and prior to guest arrival. Failure to obtain consent and submit the required fee will result in a $500 fine. Clubhouse, Pool, and Terrace locations are available for shoots for an additional fee of $150 per hour (based on availability). Personal cell phone photos/videos are allowed for use on personal social media accounts and travel blogs/articles.
* CHECK-IN/OUT *
Early Check-In options: (available after you complete your booking) 1pm: $75 | 2pm: $50 | 3pm: $25. Standard check-in time is 4pm. The earliest available check-in is 1pm. (Early check-in requests made after 9pm the night before arrival, may not be accommodated. In that case, you can relocate those funds to a late check-out, or receive a full refund.)
Late Check-Out options: 11am: $25 | 12:30pm: $49. Any late check-out request received after 9pm the night before departure, may not be accommodated. In that case, you will receive a refund.
* THEFT/DAMAGE *
All of our units are inventoried upon guest check-out. Any items missing will be billed at cost, plus a $50 service fee. Any damage to the unit itself or anything in the unit will be assessed on a case-by-case basis.
* LOCATION *
Subject to change based on availability, but any relocation will be to an equal or greater unit with the same features and amenities.
