A warm welcome to the Granary which is on Oaks Barn Farm.
The Granary is a converted, handsome, period, red brick detached barn conversion set in a quiet rural location with access to delightful countryside walks. The stylish and sympathetic barn conversion, took place in 2016 and is located across from the principal house and is set within a private red brick walled garden, where you will find the salt water hot tub and quality garden furniture along with a charcoal bar-b-que. There is also a kadia fire bowl to ensure you enjoy your evenings in. Supplies can be purchased from honesty stall.
The Granary is one of three cottages on the site of Oaks Barn Farm, it sleeps 6 persons. The Granary can be booked separately or together with Shepherds View and Coach House to give you the ability to enjoy an unforgettable holiday with your extended family and friends. Two extra beds can be added to give an overall capacity of 20 people.
Inside: The accommodation benefits from oak beams and comprises of a spacious open plan well equipped dining, lounge and kitchen area with granite worktops and stone floors. 1 king size bedroom is located on the ground floor along with a spacious walk in shower room. All downstair doorways are wide enough for a wheelchair. Additional mobility equipment is available upon request. A further 2 bedrooms are located on the first floor both have king size beds, one has its own balcony which overlooks the Malvern Hills, there is also a second shower room. The barn benefits from Biomass central heating which ensures it is very warm which is controlled by your own thermostat, electric cooker, fridge and freezer, microwave, TVs in all of the rooms and WiFi. The whole of the downstairs is on one level so is ideal for anyone who has mobility challenges.
Outside: A gravelled patio area outside features both an outdoor dining and living area, allowing guests to make the most of long summer evenings and the fantastic countryside views towards the Malvern Hills. A BBQ is ideal for summer meals, while the Kandai Fire Bowl keeps guests warm so they can enjoy stargazing in skies with little light pollution. There is the opportunity to hire the salt water hot tub located in the garden just outside the back door. There is a shared children's play area with swings and a slide. Oaks Barn Farm is a small working farm and children can meet sheep, pigs and chickens, and even feed the lambs depending on the time of year. There are the opportunity for you collect the eggs and get involved as much as you care to. They are subject to additional costs and prior booking. Secure off-road parking. The whole property is accessed through electric gates which ensures your children will remain safe whilst exploring what the farm has to offer. Stratford-upon Avon, Worcester, Evesham, Regency Cheltenham and Gloucester are only a short drive away. With the Malvern Hills to the west and Bredon Hill to the east. Take a riverside stroll along the River Severn or a boat trip along the River Avon.
The property sits on the owners farm known as Oaks Barn Farm, Alcester. It is ideal for anyone looking for a relaxing break in one of England's prettiest counties and is well located for exploring Stratford-upon-Avon/Shakespeare country, Cotswolds, Birmingham, Bristol, Oxford and Bath are within easy reach for day trips. Ragley Hall and Cotswold hold major events which are held close by throughout the year such as the Game Fair, Battle of the Proms, Badminton Horse Trials, the Cheltenham Races, but to name a few. There are many superb country houses and gardens including Coughton Court, Ragley Hall, Hanbury Hall but to name a few, there lots of interesting things to do and see. The NEC and the NIA are easily accessible. Golf, horse riding, fishing and horse racing nearby.

Oaks Barn Farm's green credentials are well established, and the owners continue to look for ways to be carbon neutral, whilst offering a high standard of comfort. The cottage is heated using Biomass fuel from renewable resources. Water efficient showers and cisterns reduce wastage, much of the energy comes from solar panels, and food waste is composted and used on the owner's vegetable garden.
The owners are able to do a service wash and dry for a nominal charge should you need items laundered whilst away. All utilities, linen and towels are included. The Coach House is a non-smoking property. Dogs are accepted but as this is a small working farm, there are strict rules which must be agreed to before booking (an additional charge of £50 applies plus £10 per extra dog maximum of 2 per property). The owners can arrange air-rifle shooting there is an additional cost and is by prior arrangement and dependant on availability and weather, its no fun in the rain!
Add A salt water hot tub to your Stay
The hot spa is available for your own personal use at an additional cost of £175 per stay payable locally. We empty the salt water hot tub and refill it for each party coming in. The price includes 1200 litres of water, refill of salt and enough Kw of electricity to heat it. Providing you replace the cover and turn off the jets when it is not in use you will not run out of your allocated amount of electric units. Because we have other guests on the farm by replacing the cover after use it keeps everyone safe. Children must be accompanied. We have chosen a chemical free salt water hot tub which is in line with our green policy. It is a fantastic place to sit at night watching the stars.
Our Salt Water Hot Tub provides a clean and natural tub experience using Salt as the water purification agent without the need for harmful chemicals. The hot tub is checked for levels and cleaned by us during your stay.
DO NOT STAND, SIT or LIE on the Salt water hot tub lid, this will cause damage.
Key Points to read before Salt water Hot Tub Use:
Drinks glasses must not be used in or around the hot tub, reusable plastic glasses are provided.
Bathers must not wear lotions, oils, makeup, fake tan or skin creams in the hot tub.
Bathers must use the toilet and shower using soap to remove any skin deposits and debris before entering the hot tub. It is important to shower after using the Salt water hot tub to remove any salt from your skin.
Bathers are discouraged from swallowing the hot tub water.
It is recommended that bathers do not exceed 15 minutes immersion at a time.
Bathers must not exceed the maximum number permitted in the hot tub (6 people).
It is recommended that children under four do not use the hot tub.
Children (and others) who are unable to keep their faces out of the water must not use the hot tub.
All other children using the hot tub must be supervised at all times. They must not be permitted to remove the Salt water hot tub lid themselves. It is too heavy and difficult. You must explain the difference between a swimming pool and a hot tub.
Bathers must not jump into the tub. Because when you jump in the water jumps out! If the water level reduces below the filter level this can damage the tub’s pump.
Babies’ nappies must not be changed beside the hot tub.
No incontinent person may use the hot tub, either with or without a waterproof nappy.
It is recommended that the hot tub is not used after a heavy meal or while under the influence of alcohol or sedatives.
Intended users suffering from diseases of the heart and circulation, skin conditions, are immuno-suppressed, subject to fits, or taking drugs affecting the cardiovascular or nervous systems, should not use the hot tub without first seeking medical advice.
Pregnant women are advised to consult with their doctor before using a hot tub.
Please:
DO NOT Lift the Lid using the skirt, there are lifting straps provided to lift the lid safely without damaging it. Place the lid carefully in the space to the side of the hot tub on top of the silver thermal cover.
DO Replace the lid and thermal cover after use, by using the straps and pulling the skirt down around the edge and fixing with the clips on the 4 locking straps. This is what keeps the water hot when not in use. You have sufficient kilowatts of electric to allow for the use during your stay provided the cover is replaced after use. Replacing the lid will also keep children safe.
Do shower using soap to remove any skin deposits & debris before entering the tub. Do shower after use to remove any salt from the skin.
DO Brush any mud/grit from your feet before entering the water
DO NOT Use oils, soaps or any detergent in the water
DO NOT Use glassware in the Tub. Plastic glasses are supplied. These are not disposable and should be washed after use.
DO NOT Eat food or Smoke in the Tub
Do Not place the BBQ or Kandi fire bowl close to the Tub
DO NOT Press more than one button at once (or it will be cold next time you want to use it). Use only brief pressure on buttons
DO NOT Continuously press 'Lights’.
DO NOT Introduce mud, stones, sticks, grit etc into the water
DO NOT Jump into the water or play ball games
DO NOT Sit, stand or lie on the lid of the Hot Tub at any time; or allow children on the lid. It is only made of foam and is easily broken.
Do Not allow dogs in the water.
If the Hot Tub becomes unusable during your holiday break due to your negligence, an additional charge will be made if you wish to continue to use the Hot Tub. This will cover the cost of emptying, cleaning, recharging it with water and chemicals and reheating it.

If these rules are not adhered to the owners may stop the use of the hot tub.
