Cozy Lake Getaway: Mid-Long Term Welcome

This fully furnished 5 bedroom home has been outfitted and designed to meet guests' needs. A true home away from home! This is an ideal property for both short and long-term stays.
Located just two miles off of the 75. This lovely home is a 10-minute drive to downtown Adairsville and a 25-minute drive to Cartersville or Calhoun.

*This property includes all utilities, internet, lawn care, and pest services. Ideally suited for home sellers caught between properties or homeowners displaced by insurance claims. This property is for short-term rental (in daily increments for as many nights as needed). We welcome extended stays!

Inside, the main floor has a fully furnished living room, an updated kitchen, and a dining area that comfortably accommodates four guests. All bedrooms are located upstairs; the master has a king bed and private bathroom with a walk-in shower and garden tub. There are two additional guest king-size rooms, a queen and a full-size bed; they share a hallway bathroom. Each room has a Smart Tv, WiFi, and fresh bed and bath linens. The kitchen has brand new stainless steel appliances and comes stocked with kitchenware and cookware. The laundry room has a full washer and dryer. We set out a welcome tray with snacks and pods for the Keurig K Cups coffee maker. This is a non-smoking property, not suitable for events. Children and pets are welcome, there's a fully fenced-in backyard, and pet fees apply.

**Important** Our properties are protected by SUPERHOG which provides identity verification. Please note that once you have booked, your booking confirmation will include your SUPERHOG verification link which will ask for your ID and identity information.

This must be completed prior to check-in as it is a requirement of booking.

A 10% discount is applied on stays beyond 30 nights, and a 5% discount on stays beyond a week.

Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, we expect your will to comply with our house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. The fireplace at the property is solely decorative, non-functioning, and is prohibited from being used. The propane grill at the property is available for use during your stay. Please utilize the cleaning brush within the grill, additional grill tools are located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all tender paid. Thank you, we genuinely appreciate your cooperation.

Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15 minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.

Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.

Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Pets/Animals
Pets are considered, and require approval before check-in, please reach out directly to discuss you and your pets stay.
29 + Nights = $10 per pet, per night
7-28 Nights = $15 per pet, per night
2-6 Nights = $25 per pet, per night

Mail
Please do not have mail sent to the rental. USPS doesn't deliver to the mailbox and we are not liable for lost mail. In exceptional cases, contact us to discuss temporary arrangements for mail delivery. We'll evaluate requests on a case-by-case basis.

Mid-Stay Clean
Stays beyond 40 nights include the cost of a mid-stay clean. This is a maintenance requirement in an effort to upkeep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.

Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.

Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties we actively monitor temperature, humidity and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing or disabling in any way electronic monitoring devices.

Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stays date range incurs a $15 fee, per every 40GB beyond your stays total allotted data usage.

Maintenance & Landscaping
The properties general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.

Trash
All trash must be bagged, the garbage bin is located outside near the garage. The trash bin is to be rolled to the street every Wednesday night for Thursday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)

System Failure
In the event the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Unforeseen occurrences
Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommend that Guest considers travel and/or rental insurance.

Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property.

Worst rental experience
The check in process was extremely frustrating! An online security profile must be completed prior to check in, which I did 3 weeks prior. The property manager called me a liar after he could not locate the profile. After proving him wrong and giving him the opportunity to apologize an apology was not received. The house had cockroaches and the furnace to now work for over 18 hrs before they brought space heaters….and continued to not work for 4+ days. The floors were filthy and the exterior of the property was not well maintained. Very disappointing
